Mr. Nass who abuts the lot asked what type of fencing would be installed and questioned if there <br />would be any changes to the existing lights as currently the rear building light shines into his <br />home. He requested trees be installed on his side of the fence to block headlights, physical view <br />of the building and asked if the rear was being expanded. Mr. Lasko advised that the site will <br />meet city codes as they pertain to lighting and the rear setbacks. Mr. Brooker said there would <br />be a service bay installed along the rear of the Mercedes building. Mr. Malone noted that a <br />significant amount of trees were being removed for improvements. Mr. Brooker said that the <br />only rear tress to be removed will be those necessary for the storage area and new trees will be <br />installed. It was discussed that the trees tagged on the site were marked for surveying purposes <br />only. Mr. Broolcer said the fence will match the existing fence. Visibility will be minimal as <br />dense evergreens are being planted. Mr. Moreno agreed to remove the wall light which shines <br />into the neighbor's property. <br />Mr. Conway questioned if vehicle spot painting was taking place outside the facility. Mr. <br />Moreno said that it is air brushing for minor scratches. Mr. Conway said he would like to discuss <br />the matter with the Law Department as body painting is taking place at the site which is not a <br />permitted use and the board would have to determine if that service should be permitted. Mr. <br />Laslco felt the inatter was an enforcement issue and should affect all sites which perform <br />seivices. Mr. O'Malley agreed with the commissioner's request to deal with the use issue apart <br />from tlie commission's review of development plans. Mr. Conway requested the owner submit <br />documentation as to what takes place and how often. Mr. Collins inquired when the <br />consolidation would be submitted. Mr. Moreno said it would be submitted as soon as possible. <br />Mr. Lasko moved, seconded by IVIr.1VIahoney, to recommend the Board of Zoning Appeals <br />grant the 1VIercedes/Porsche Dealership of 28450 Lorain Road their variances requested as <br />follows: 1. A variance for 3 additional ground signs on a lot, 2. A variance for ground signs <br />closer than 200' from each other, 3. A variance for 2 additional wall signs on a building, 4. <br />A 10 foot variance for front building setback, which were unanimously approved 6-0. <br />Mr. Laslco advised that the requests were warranted as the proposal is in line with the corporate <br />requirements which is a high quality service improvement and creates a campus like dealership. <br />The iinprovements will enhance not only this site but the physical appearance of the community. <br />Furtheimore the applicants' willingness to withdraw three variances shows their willingness to <br />worlc with the city. Mr. Malone suggested the applicant eliminate three rear storage spaces to <br />save an existing 36 inch cherry tree and Mr. Moreno agreed to eliminate the spaces needed if the <br />tree cou'ld be preserved. <br />Mr. Lasko movecl, seconded by Ms. Meredith, to approve the development plans for the <br />Ndercedes/Porsche Dealership of 28450 Lorain Road, with the following conditions: <br />1. The BZA grants required variances <br />2. A lot consolidation plat be submitted and approved <br />3. The incorporation of the landscape improvements requested <br />4. The recommendation to save the 36" cherry tree if feasible, which was unanimously <br />approved 6-0. <br />Mr. Laslco thanked the applicants for a professional submittal and their willingness to work with <br />the city. <br />7
