Mr. Pinter advised the units would be replaced with similar size systems <br />aiid?will be below the parapet wall. <br />I?1`r:1Vlalone liked the overall plant selection and placement. There is a discrepancy between the <br />legend and plants on the plan. He questioned if the existing plantings including perennials were <br />scheduled to be reused. Mr. Pinter said most of the existing trees will remain but all other <br />planfings will be removed. Mr. Malone requested all islands be consistent with the island around <br />the' building by matching the Stella D'Oro lilies, Litiope (lily turfl throughout all islands in lieu <br />of the proposed turf grass. The proposed crabapple trees should be a minimum of 2 inch caliper. <br />He noted the irrigation system was only installed around the building and did not include the <br />'islands. Mr. Conway advised that any area being redeveloped can be required to be irrigated or <br />the b.oard can approve a mobile irrigation system if they feel it is appropriate. Mr. Pinter said <br />there is a facility manager for the bank but was not sure how the landscaping is maintained. Mr. <br />Malone said due to the state of the existing plants the irrigation system will be required <br />tliroughout the entire site including all beds. Mr. Pinter said the entire site will be irrigated. <br />N1r:;l;asko objected to the amount of window and other signage, which is not defined as signage. <br />Tlierefore the proposed number and larger sized signs are not warranted. He questioned if the <br />bank would be willing to remove the non-signs. Mr. Pinter said Key Bank always wants to have <br />ctarification as to what is taking place and using them keeps their clients informed. Mr. <br />1VIalioney did not object to them as they are not used to attract or draw customers off the street <br />but iised to inform those at the site. Mrs. Meredith agreed that she did not obj ect to the. interior <br />signs? however she did object to the size of the new wall signs shown. The commissiori felt that <br />tli'reewall signs were warranted but should meet the total square footage allowed by code. Mr. <br />Piriter said the increase in size is due to the new letter sets which spreads the signs outward but <br />the overall height is the same. He can decrease the size of the wall signs as long as they were not <br />le'ss;than what is currently on the building. Mr. Lasko felt the proposal was an improvement to <br />tlie site, but that the amount of non-signs diminishes the plan. <br />J,;Lasko moved to recommend the Board of Zoning Appeals grant Key Bank of 26380 <br />Great Northern Shopping Center their request for 2 additional wall signs (north, south & <br />west). The commission's recommendation is based upon the applicant's willingness to not <br />exceed their permitted 96 square feet of total signage. G. Malone seconded the motion, <br />which was unanimously approved. <br />J;? Lasko moved to approve the proposal for Key Bank of 26380 Great Northern Shopping <br />Cen?ter which consists of faqade renovations and site improvements as submitted with the <br />folloWing conditions: 1). City Engineer's requests are to be shown on a final set of plans. <br />2):13 1'VIr.. Malone's landscaping and irrigation recommendations are to be incorporated and <br />shown on new landscaping plan. 3). The HVAC mechanical systems are to be sized so that <br />when installed they will not be visible or higher than the parapet as shown in plans <br />submitted at meeting 7/25/07. D.
