Mr. Boyle reviewed <br />that;there would be one wall sign on the front/north side of the building, a new ground sign along <br />Lorain, a directional sign at the Lorain entrance, a directional sign at Whitethorn, and a menu <br />board. The existing metal sign frame on the front will be removed and the Bruegger raceway <br />sigri will be mounted with a new system which will need to be angled into the roof. Mr. Rerko <br />felt the front sign mounting system would need to be reviewed by the Commission. Mr. Boyle <br />said he would submit details for approval. Mrs: Meredith did not feel the directional sign at the <br />Lorain entrance was needed. Mr. Lasko and Mr. Mahoney felt both directional signs were <br />warranted due to the layout of the site and how vehicles will enter and exit the site. Ms. Wenger <br />felt that four ground signs, a wall sign and window signs were excessive for such a small lot and <br />the .west directional sign was not warranted. Mr. Boyle wished to proceed to BZA to seek <br />szgnage as submitted. <br />1VIr. Lasko read a letter from the neighboring property manager, John Thomas, which voiced his <br />concerns pertaining to parking for patrons and employees, hours of deliveries, and exceeding <br />seating requirements (see attached letter). Mr. Conway said that a loading zone is not required <br />arid' employees are included with the parking space requirements. Mr. Boyle believed that <br />deliveries would be at 10:00 am and would take no longer than 30 minutes and the building <br />closes at 7:00 pm. Ms. Ryndal, a tenant of the strip center, said that parking is always an issue. <br />Ttie'r'e are currently three units vacant in the center and there is still not enough parking for her <br />clierits. The Karate school consumes most of the parking spaces available and some patrons park <br />at fhe bagel shop parking lot. The delivery trucks for Einsteins blocked traffic to their site until <br />they left. The Karate school generates the most vehicles. Mr. Lasko thought the landlord needed <br />to'advise his tenants to make sure they park in the designated parking lot. Ms. Ryndal agreed the <br />loop detector is necessary. Mrs. Meredith said the strip center, bagel shop and parking lot <br />own;ers would all need to work together to ensure parking issues are addressed as it sounds as if <br />aIl parties cross boundaries for ingress and egress. She does not believe additional seating is <br />riecessary in the restaurant, if the parking lot is full patrons will go to another shop. Mr. Lasko <br />agreed that both new and existing owners would need to work together to ensure parking does <br />riot become an issue. Mr. Lasko said the commission would table the development and forward <br />the variance requests to the BZA. Mr. Conway believed that the gap in the west side of the fence <br />was approved that way but was to have pine trees in the opening to restrict pedestrian traffic. He <br />will research the matter before next meeting. <br />J;;:Lasko moved to recommend the Board of Zoning Appeals grant Bruegger's Bagels of <br />27045 Lorain Road their request for 3 additional ground signs on their lot based upon the <br />fact that the directional signs are needed due to the configuration of the lot as well as the <br />traffic patterns in order to prevent hazardous traffic issues. M. Meredith seconded the <br />motion. Roll call: M. Mahoney, G. Malone, J. Cotner and J. Lasko - yes; D. Rerko and M. <br />1VIeredith - no. Motion passed 4-2. Mr. Mahoney said all directional signs were warranted due <br />to tHe unique configuration of the lot. <br />J;;':Lasko moved to recommend the Board of Zoning Appeals grant Bruegger's Bagels of <br />27045 Lorain Road their request for a 150 foot variance for ground signs being too close to <br />each other based upon previously stated reasons.
