r ; transition piece from the concrete sidewalk to the yellow EIFS which he thinks looks beautiful. <br />Although his first choice was to use travertine, the porous nature of the material and the weather <br />conditions of the area warranted a change. He has only received positive comments on the <br />storefront and regardless of the mistakes he has made he hopes the City will not require him to <br />- change the look which has already been established. <br />Mr. Lasko advised the Commission not to dwell on past issues but address the proposed changes. <br />He recommended reviewing the modifications which were made to determine whether or not the <br />changes made are substantial enough to have an adverse impact. He discussed Westfield's <br />involvement in resolving the landscaping issue. He also noted that Westfield, as indicated by the <br />stamp on the drawings submitted, was demonstrating their support for the changes. <br />Mr. Rerko said the plan which was approved was a very cohesive design and the main issue is that <br />there are so many materials which have been changed. Although the work was done well some of <br />the modifications have detracted from the original design. The black around the entrance, door style <br />and height of base material are suitable and he likes the cream color being used but he does not <br />believe that the cream color works with the base marble color as it is more of a grayish pink and <br />doesn't coordinate well with the yellow color. The columns in the front were substituted out with <br />marble columns which have a rough finish not the glaze finish to match the base finish. The <br />columns although marble appear to be concrete. The up lighting effect of the fixtures is good, but he <br />objects to the light fixture installed. The new light fixture shown on the revised plans is better; <br />however the finish of the fixture should be a mirrored finish to mimic the awning materials. The <br />antique bronze color shown will be a direct contrast to the EIFS and appear to be black when <br />installed. Mr. Bohlmann believed the proposed fixture was an improvement from the fixture <br />installed and agreed the finish should be a mirror finish. Mr. Rerko recommended using 90 watt <br />lights for the desired effect. He also recommended replacing the lights in the archway witii mini <br />spotlights; such as MR16s or equal. The amount of changes in the materials was significant and <br />changed the design and effect of what was originally approved. The color of the EIFS is what was <br />approved however due to the multiple material changes it no longer works with the design. In lieu <br />of requiring the applicant to make costly material changes he would recommend the EIFS be painted <br />a color with gray tinting. <br />Mrs. Meredith said the changes do not look bad but the original plan was better. Mr. Malone asked <br />if the applicant intended to use the other materials originally submitted and approved by the City, or <br />plan to change them as he did the lighting. Mr. Jia stated that he wanted to use travertine but the <br />material was not suitable. The EIFS color is what was originally approved but the other materials <br />were his first choice only and it was never his intent to use the gooseneck lights. His design was to <br />have east meets west and he feels that the current design is very modern/trendy. As the designer, lie <br />thinks what has been done works. Ms. Meredith reiterated that the original color palette was <br />preferable. <br />J. Lasko moved that the Planning & Design Commission finds the following in relation to the <br />proposal for Wild Mango of 362 Great Northern Mall: The Commission has reviewed the <br />plans which were approved by the City of North Olmsted and the plans which have been <br />submitted for amendment. Plan amendments include different base materials and colors, <br />different height of base, different lighting fixtures and effect, different door materials, <br />different framing materials, different column materials and color, removal of bird wire and <br />removal of all landscaping. Based upon the discussion of the Commission considering the <br />input of the applicant as well as the review of the plans and the opinion of the Commission's <br />design professional, the deviations in totality as they are shown on the plans stamped March 7, <br />2007 as amended, are significant. The Commission finds that the totality of all the individual <br />changes taken together does rise to the level of significant adverse impact from the plan as was <br />2
