r <br />Mr. Rerko stated if the sign was slightly smaller, it would alleviate the variances, and by <br />centering the sign between the floors it would have better visibility as an overall logo in a <br />neutral background. . <br />Mr. Lasko recommended improving the roof top appearance with decorative screening. Mr. <br />Petryshin stated that the building has a roof top manager and he would need to speak to the <br />owners regarding the matter. Mr. Petryshin stated that the structures are 10-12 feet high on <br />top of the building. Mr. Rerko stated that the antennae in fact can be covered with fiber <br />glass structure. Mr. Malone added that he felt the logo placement might attract attention to <br />the rooftop. It was further noted that the Westbury was in front of Planning and Design and <br />at which time a multitude of antennae were present on that structure as well. <br />The Commission verified the letter dimensions of the sign. The LED wattage of this sign is <br />the same as the Westbury W and will be approximately 170 feet up, although it is unclear as <br />to what distance from which the logo would be readable. <br />Residents had concerns that a large board has appeared towards the top of Victoria Plaza and <br />they would like to view any signs, bill boards etc. Mr. Petryshin was unaware of any such <br />structure, and will follow up with the residents. <br />The Commission discussed that the letters of the sign should be centered on a floor rather <br />than crossing one of the horizontal bands for better legibility. They recommended moving <br />the sign up several feet. <br />Mr. Lasko moved to recommend that the Board of Zoning Appeals approve the <br />variances for Victoria Plaza, 26101 Country Club Blvd., consisting of: <br />1. A 36.5 square foot variance for a wall sign larger than code permits. Code allows <br />100 square feet, applicant shows 136.5 s'quare feet (Section 1163.27(c)) <br />2. A 10 foot variance for a wall sign higher than permitted by code. Code allows 4 <br />feet, applicant shows 14 feet (Section 1163.27(c)); <br />with the recommendation that the letters that appear will be rescaled and centered on <br />the 17th floor, on the north tower, east side of the structure, based upon the findings <br />that the impact to the residential area is nominal, the sign illumination will not impact <br />adjacent property, that the distance of the sign from the ground of 170 feet will <br />minimize impact, the area is commercial in nature, and recognizing the city of North <br />Olmsted did not anticipate such diversity of signs in the code. <br />The motion was seconded by Mr. Bohlmann. Roll call: Bohlmann, Cotner, Mahoney, <br />Malone, Meredith, Rerko - yes; Lasko - no, on the basis of the roof top should be <br />addressed. Motion approved 6-1. <br />VI. COMMUNICATIONS <br />• Ordinance 2007-5: An Ordinance amending Chapter 1136 (Single Family Cluster <br />District) of the Zoning Code in order to establish new regulations for single family <br />cluster housing developments in the City. <br />Ms. Wenger reviewed the intent of the legislation and the review process with City staff and <br />the Zoning Advisory Committee.
