He noted that the <br />light pole heights were reduced in size and met code requirements. <br />Mr. Malone said he wanted to commend the city forester for the time and detail put into the tree <br />survey. In the report, an option to saving three trees near the dumpster area are shown however <br />he would rather see the oak tree (220) saved as it is more valuable. He asked the city engineer if <br />the detention ponds could be bio-retention cells. Mr. Collins said that he would prefer a bio- <br />retention system as it could decrease the size of the basins and be a little more aesthetically <br />pleasing. Mr. Malone said the landscape plan is well laid out and the area along Columbia Road <br />is wider and provides a better buffering. The proposed deciduous trees to be used on the site are <br />Red Maples and the evergreens used are Norway Spnices both of which will grow fast and reach <br />40' to 70' heights which will be satisfactory now and later during the second phase. <br />Mr. Rerko said all architectural comments were incorporated into the new plans. Mrs. Meredith <br />agreed that the two parking spaces needed to be landbanlced and lilced the landscape changes <br />including the request to use bio-retention cells. Mr. Kerr said they have used bio-retention cells <br />on other projects and would incorporate them into this project. <br />Mr. Lasko moved, seconcled by Mr. Rerko, to approve the proposal for COMS08-06: <br />Hampton Inn; SW corner of Country Club Blvd & Columbia Rd which consists of a new <br />94-room hotel with the following conditions: <br />1. Landbank two parking spaces at east end of the buildang in the area of tree 220. <br />2. Use bio-retention cells in lieu of swales including landscaping consistent with the <br />current landscape plan to be reviewed by Mr. Malone and approved by BZD. <br />3. The cross access easements are to be submitted to the Law Department prior to any <br />permits being issued. <br />The motion was unanimously approved 6-0. <br />NEW BUSINESS <br />COMS08-09: Exit 2 Stora2e; 31399 Industrial Parkway: <br />Representatives: Dale Schmidt Owner, Ron Mills Attorney for applicant <br />Ms. Wenger said the proposal consists of adding another canopy for outdoor storage at the <br />existing self-storage facility. The plans show dashed areas for future development, which she <br />recoinmend be removed from the final plans, as it does not conform to setbaclc requirements and <br />are not currently proposed. As with the first canopy structure, she recommended masonry end <br />caps on the north side to blend with the other structures. <br />Mr. Mitchell noted that an evergreen tree along the west property line needed to be replaced and <br />the chain linlc mesh screening continued along the entire west fencing. Continuous curbing is <br />required by code and should be installed or a variance sought. Mr. Collins said that the edge of <br />the asphalt is not clear and concrete curbs area required regardless of what is shown for future <br />developinent. The applicant must show the existing storm water management system can handle <br />capacity with the expansion.
