w <br />Mr. Collins reported that he has worked with the applicant and is satisfied with the plan for drive <br />apron radius. The catch basins are not reflected in the utility plan but will be addressed in a <br />detailed engineering review. <br />Mr. O'Malley said that any development approval should be based on rezoning approval. It <br />should be taken into consideration to widen the sidewallc or remove the outdoor sales. <br />Ms. Wenger added that there is a nine foot by eighteen foot space which is a parallel parlcing <br />space, which is not legal. She discouraged that area as a parking space especially as it will no <br />longer be utilized for an air pump. <br />Mr. Reid said that they will be razing all of the structures and adding a 2,900 square foot <br />convenience store and sixteen fueling positions, pending the approval for rezoning of the <br />residential property. The driveway radius has expanded and the electrical pole will be moved, <br />one parlcing space has been moved to accommodate green space. The air stand has been moved <br />to the west side of the property. The striping can be removed and the only outdoor display will <br />be the ice machine and propane, which are not open to the public and only used by the clerlc. <br />The BZA granted the lighting requests and set back requirements as depicted in the site plan. <br />They will develop the irrigation plan with Mr. Collins's input. <br />Mr. Malone was satisfied with the buffer on the south side consisting of seven to eight foot <br />evergreens which would provide good buffering. Substitute the Red Maple located at the <br />southeast corner or the property with a Callery Pear tree of the same size. Extend the bed on the <br />west property line using three or four more burning bushes to provide sufficient buffering for the <br />ice machine and propane tanlcs. The plant selections and sizes are well chosen. <br />Mr. Rerlco requested that the masonry enclosure for the dumpster have a stone coping to match <br />the stone around the building. He also noticed that windows have been added to the east <br />elevation and he questioned how the plan for the man door works as shown on the site plan. The <br />applicant believed there would be no door on the east side, so that the door and wallcway would <br />be eliminated and the planting bed moved closer to the building. <br />Mr. Reid presented color samples including a gray veneer limestone, the EIFS is a cream color <br />and the brick is red. Ms. Meredith suggested adding dimension to the sign on the EIFS. The <br />property will be a gateway point at this intersection. Mr. Rerko said the east side works with the <br />landscaping and the simplicity of the building was acceptable but suggested running reveal lines <br />in the EIFS, functioning as a baclcdrop or frame around the sign, possibly a double step at the top <br />using three quarter inch board. The sign will be centered inside the framing so as not to conflict <br />with the relief. <br />Ms. Meredith requested some trees of height for a buffer for the neighbors. Mr. Malone <br />suggested blue spruce in addition to the burning bush. <br />Mr. Lasko moved, seconcled by 1VIa-.
