Mr. Bohlmann said the briclc-pavers are <br />preferable for -the area along Columbia, due to the amount of traffic and salt impact on grass. <br />Mr. Malone agreed in regards to the brickscape. The Commission felt the brick should continue <br />to the Columbia Road apron. The applicant proposed moving the sidewalk towards the street to <br />create a consistent brick pavers edge and keep the green space behind the sidewalk. <br />Mr. Bohlmann requested clarification of the lighting for of the east side, specifically if there are <br />wall fixtures or pole fixtures and requested cut sheets. The poles are 20 feet in height. The <br />Commission discussed proposed signage and had no objection to the permanent window sign. <br />Joseph Davis of 4223 Columbia Road lives adjacent to the property on two sides. He is <br />concerned with any flooding of his property as a result of increased runoff and questioned the <br />height of the building. The grade of the property is an issue as there is no curb left at the end of <br />his property on Columbia and water runs down to his property. Mr. Davis would like his privacy <br />to be retained and would like the land banked property to buffer his property. He also supported <br />a new fence in the back area to prevent cuts througli his property. <br />Mr. Jurisch said the building will be on grade with the Lorain Road curb cut. The water will be <br />contained in the parking lot and piped back to the bio retention area. They can make it as large <br />as possible to collect the most amount of stormwater. The vinyl fence is 8 foot and will be along <br />the back property line and end about thirty feet from the edge of the property on Columbia Road. <br />The ornamental fence depends on the final configuration of the bio retention area. Mr. Jurisch <br />noted that there are four catch basins along the back of the building. There is a six inch barrier <br />curb to keep the water contained. Mr. Collins said the drainage will be better than it is presently. <br />Ms. Meredith moved, seconded by Mr. Bohlmann, to recommend the BZA grant afifty one <br />foot variance for a building setback on Columbia Road as the code would make any new <br />development difficult and given that the proposal is more conforming than the existing <br />conditions of the site, which was unanimously approved 5-0. <br />Ms. Meredith moved, seconded by Mr. Bohlmann, to recommend the BZA grant a five foot <br />variance for a side yard setback along the east property line, based on the difficulty of the <br />development configuration, which was unanimously approved 570. <br />Ms. Meredith moved, seconded by Mr. Bohlmann, to recommend the BZA grant a two foot <br />variance for a wider entrance drive from Columbia Road to better accommodate delivery <br />trucks, which was unanimously approved 5-0. <br />Ms. Meredith moved, seconded by Mr. Bohlmann, to recommend the BZA grant a 14 <br />square foot variance for excessive signage as show in the plan given the window sign is on a <br />face of the building which denotes the entrance, which was unanimously approved 5-0. <br />The Commission recommends the plans be revised to include landscape irrigation, details on the <br />placement of the eight foot beige vinyl fence and the ornamental fence with decorative bushes, <br />increasing the size of the evergreen trees to 7-8 feet, installing brick pavers to continue along
