question the site was a KIA dealership. She felt three wall signs were excessive as the building <br />was so close to the road and the ground sign so large. Although a variance was granted for two <br />wall signs there is no longer a business blocking or impeding the site's visibility. Mr. Halleen <br />said he requested assistance from KIA headquarters to expand the dealership to the outer lot and <br />was advised that the signage on the building must first meet KIA requirements. If KIA <br />headquarters would approve removing the west wall sign (logo) he would be content only having <br />a logo and owner sign on the south elevation. Mrs. Diver questioned why the proposed sign <br />wasn't smaller than the existing sign which included a logo. Mr. Halleen said he would shrink <br />the owner sign to ensure the site's maximum square footage is not exceeded. Mr. Belknap said <br />the proposed sign is a 3 foot cabinet with 2 foot letters and is 18 feet wide. Mrs. Sergi <br />questioned the size of the existing sign. Ms. Rudolph noted that previous minutes state the south <br />wall sign is 3 feet high 16 feet wide and includes a logo. Mr. Belknap said he would shrink the <br />Halleen sign. Mrs. Sergi said 40 square feet should be removed from the total square footage of <br />signage on the building to eliminate .the variance. Mr. Conway voiced removing 6 square feet <br />from the owner's sign would be reasonable. The western wall sign (logo) is 37 sq ft, the second <br />logo for the south wall is 26 sq ft and the proposed owner sign for the south wall is 51 square <br />feet totaling 114 sq ft. Mrs. Sergi said if the west wall sign is removed and the Halleen sign is <br />shrunk the total square footage could meet code. Applicants would only require a variance for a <br />second wall sign. Mr. Pacsuta briefly reviewed the drawings. <br />Mr. Conway agreed the west wall sign was not warranted due to the size of the ground sign and <br />had no objections to a logo and owner sign on the south elevation. 1VIr. O'Malley noted the <br />board had provided the applicant three different ways to meet or come very close to meeting <br />code demonstrating there are alternatives. Ms. Rudolph asked if the board could grant a variance <br />for two wall signs contingent upon the west wall sign being removed. Mr. O'Malley briefly <br />reviewed both the options for proceeding or tabling the request. Mr. Halleen said he would <br />remove the west wall sign as long as KIA headquarters approved. Mr. Belknap said they would <br />remove the west wall sign if both signs were approved for the south elevation. Mrs. Diver said <br />the two wall signs proposed for the south elevation would be required to meet square footage. <br />Mr. Conway said they are allowed 74 sq feet of signage total on the building. If the west wall <br />sign is removed, and a 26 sq ft logo and 48 sq ft owner sign are installed, the only variance <br />required would be for having two wall signs on the south elevation. <br />Mrs. Sergi moved, seconded by Ms. Rudolph, to grant Halleen HIA of 27726 Lorain Road <br />the following variance as amended: A variance for 2 wall signs on the south elevation, <br />which is contingent upon no wall signs being allowed on the north, east or west elevations. <br />Furthermore the applicant withdraws variance request (2) for additional square footage, <br />which was unanimously, approved 4-0. <br />Inchin's Bamboo Garden; 5106 Great Northern Shopping Center: <br />Request for variance (1123.12). The proposal consists of signage. <br />The following variances are requested: <br />1. A 90 square foot variance for total wall signs on a building unit (3 signs); code permits 89 sq <br />ft, applicant shows 179 sq ft, section 1163.25 (c). <br />2.
