Conway said that prior to making a determination if there are three separate entities he needed
more information. He would need something in writing from the applicant's headquarters and
would like to see photos of other locations relative to the layout.
Mr. O'Malley said the board could advise the applicant as to how they feel about the height
being requested to guide them when compiling new plans. N1rs. Diver said the code states no
signs are to exceed a 4 foot height. Mr. Patel said that what ever the code calls for square
footage wise they would follow. Mr. O'Malley said the number of signs and square footage total
was related to the number of businesses which the Building Commissioner has yet to determine.
However the maximum height in accordance to code is 4 feet which could be address as it is
irrelevant to the commissioner's determination. Mr. Patel said he would meet the height as long
as he is approved for three signs.
Ron Conn with Euroneon Signs was sworn in. Mr. Conn said that it would take one month to
manufacture any signs which should be taken into consideration. The height being requested is
for the main sign only, the other signs are not as tall. In discussion with corporate headquarters
Inchin's Bamboo Garden is the main brand which needs to be projected. Mr. Hindenburg said
due to the setback from the road the height is warranted if the height is 4 feet the wording will
not be visible from the street. Mr. Conway said that although the setback could be argued the
size of the letters are not over 4 feet it is the fact that the sign is being stacked so he is not sure
the argument is valid. Mr. O'Malley said the applicant was making a case to be addressed now
and reviewed the board's options for proceeding. Board members did not object to addressing
the height variance being requested but did not want to address the other two requests.
Mrs. Sergi didn't feel the amount of signage for a single fagade as shown was warranted. Ms.
Rudolph felt the bamboo sign on its own was warranted due to setback but three wall signs were
not as three signs would alter the character of the center. Mrs. Diver said the variance is
substantial as it almost doubles what is allowed. Mrs. Sergi said reconfiguring the center sign
would eliminate the height variance, which the applicant said he would do. Having three signs
for one business could be misleading to customers with one access point as shown. The size of
the individual letters is not relative to the height nor do they make a case for the distance of the
setback. The manner in which the letters are stacked exceeds 4 feet. The applicant could request
one box sign to fit all the wording they need and just request a square footage variance.
Ms. Rudolph moved, seconded by Mrs. Sergi, to table the request of Inchin's Bamboo
Garden of 5106 Great Northern Shopping Center for a varianee for 2 additional wall signs
on a building unit, code permits 1, applicant shows 3, section 1163.28 (a), pending
additional information being provided to the Building Department and Board of Zoning
Appeals which was unanimously approved 4-0.
Ms. Rudolph movecl, seconded by Mrs. Sergi, to grant the request of Inchin's Bamboo
Garden of 5106 Great Northern Shopping Center for a 2.5 foot variance for a wall sign
higher than code allows, code permits 41, applicant shows 6'511, section 1163.28 (c), Roll
call: Diver, Bellido, Sergi -no, Rudolph -yes; motfon denied 1-3.
