consistent with the design or color scheme of the south elevation. Regarding Sears property no <br />approved landscape plans were found to date. <br />Ms. Wenger met with Westfield regarding pedestrian and bicycle access to the center. The <br />proposal shows a path to be created from the Brookpark Road right of way to the main entry east <br />of Dick's using the existing Dick's sidewalk in part. This would involve the shortest path of <br />travel across the parking field and disrupt the fewest parking spaces. Some spaces may need to <br />be shortened which would require a variance. For the south side, the most logical path of travel <br />follows the drive aisle along the Westfield/Sears property line. More detailed planning needs to <br />be conducted to ensure all property owners are on board, ADA requirements are met, and for <br />coordination with the Great Northern Multi Modal Transportation Plan. She recommended the <br />Commission place a condition on Westfield's development approval, such that the pedestrian <br />access proposal be completed as a prerequisite to Retail A's occupancy permit. <br />Mr. Mitchell said the final calculations pertaining to variance approvals were completed and <br />agreed that the pedestrian access should be completed prior to an occupancy permit being issued. <br />Details of the gates and doors were submitted which meet code requirements. Mr. O'Malley said <br />the condition that pedestrian paths on the north and south elevation be completed prior to an <br />occupancy permit being issued should also require administrative staff approval. He advised <br />against mandating off site landscaping as approval and suggested the Commission could <br />encourage the applicant to continue to dialogue with Sears. <br />Mr. Vlaeminck said the Westfield north and east entrance signs will no longer be above the <br />roofline and are now backed by parapet and structure modifications. Sign 6 was relocated into <br />the new east entrance. The east elevation includes the east view of Retail A's blue wedge. Cut <br />sheets of the metal loading dock gates, roll up doors and illuminated bollards were submitted. <br />The illuminated bollards are for safety. The material color of the gates, bollards, canopy, glaze <br />framing, and roll up doors as well as the other storefront trim will be a consistent color scheme <br />which is a stainless steel type finish. Variances for total site and building signage were granted. <br />The plan now shows the pedestrian plan along the north elevation to link Brookpark Road <br />sidewallc to the mall. The path will consist of a speed table which is an elevated speed shelf for a <br />4 foot distance across the ring road which will help slow traffic down and identify the pedestrian <br />path. In the parking lot the path will continue to Dick's west sidewalk which will be the <br />quickest, safest and shortest path to ensure pedestrian safely access the mall. They are continuing <br />to worlc with city staff to establish a pedestrian path on the south elevation which will tie into the <br />GNMMTP and ensure the least amount of parking is disturbed. They accept the condition to <br />withhold Retail A's occupancy permit until the elevation pedestrian path is completed however, <br />the details including the materials and route are not finalized. The north elevation plan shows <br />more details of the outdoor patio and new mall entrance. At this point it is not sure if it will be a <br />sole tenant who will occupy the patio or if the area will be incorporated into the food court. <br />They understand significant modifications would require a new submission. <br />Mr. Rerko asked if the building lights would be metal, stainless steel or ionized black as shown <br />on the cut sheet. Mr. Platt said the wall mounted fixtures would be a brushed metal finish as <br />would all the metal finishes, except those which are stainless steel but they will all be consistent. <br />Mr. Rerko questioned the layout of the gates. Mr. Platt said the gates would completely conceal <br />the loading dock area filling the void between the building walls along the north elevation and <br />2
