the south elevation will have a return such as the Dick's loading docks. Mr. Rerko asked if any <br />of the new tenants would require the installation of inetal security gates. If so the Commission <br />requires they be installed within the building. <br />Mr. Malone said the landscape plan is consistent throughout the mall but requests the Tan <br />Juniper and the Green Mount Alpine Current be planted at 24-30 inches caliber. He encouraged <br />the applicant to continue efforts with Sears to improve the landscape islands in the parking fields. <br />Mr. Vlaeminck said they would continue to seek an agreement with Sears regaxding improved <br />landscaping. Mrs. Meredith questioned the height of the speed table and Mr. Vlaeminck said. it <br />would be 2-3" high along a 4 foot horizontal distance to slow traffic down. Mrs. Meredith <br />questioned bike racks and Mr. Vlaeminck identified the existing bike rack locations and noted <br />the installation at each mall entrance. Mr. Bohlmann questioned the outdoor patio and Mr. <br />Vlaeminck said they would prefer a restaurant use the patio but if need be they would work the <br />patio into the food court. Mr. Cotner asked if there would be an access from the patio to the mall <br />and Mr. Platt said the access to the patio would be internally. Mr. Bohlmann thought a set of <br />plans were previously submitted showing what plantings were to be maintained by Sears. Mr. <br />Mitchell said there is documentation from 1990 referencing a site plan which has yet to be <br />located. Mr. Vlaeminclc noted Sears recently completed maintenance at each of their entrances. <br />Mr. Lasko moved, seconded by Mrs. Meredith, to approve the proposal for CMS09-05 <br />WEA Great Northern Mall of 4954 Great Northern Mall with the following conditions: <br />1. Revised landscape plan showing Tan Juniper on both the north and south elevation and <br />Green Mount Alpine Currents planted at 24-30". <br />2. Install, replace and/or add bike racks at mall entrances. <br />3. Ensure a brushed metal finish for bollards, roll up doors, lighting, gates and other trims. <br />4. Conditional occupancy for Retail A is subject to the submittal and approval of <br />pedestrian access paths on both north and south side of the property. <br />5. No roll down mesh gates are permitted on the exterior of the building. <br />The Commission also requested documentation of easements amongst mall property <br />owners for cross access and parking for recordkeeping purposes. The motion was <br />unanimously approved 7-0. <br />CMS09-07 LaQuinta Inn & Suites; 25105 Countrv Club Blvd: <br />Representatives: Darrin Phillips, Grand Heritage Hotel Group; David Hybertson, construction <br />manager <br />Ms. Wenger said the existing Hampton Inn was undergoing a branding conversion to a LaQuinta <br />Inn & Suites. As part of the conversion, various exterior changes are proposed to the building <br />and site. The project is located in a mixed use district and under Chapter 1149 qualifies as an <br />amendment to detailed development plans. Unlike the traditional review process, the <br />amendment process is handled differently. Under 1149.10(b) an amendment to the detailed plan <br />is filed with the Commission and a copy filed with Council. The Commission can approve the <br />amendment unless Council, by resolution, disapproves the amendment prior to action by the <br />Commission. She noted that to date she had not received any objections from Council. <br />The amendments include constructing a pool house building, replacing the deteriorating retaining <br />wall with a Unilock retaining wall system, repainting the entire exterior of the building, <br />3
