refreshing the landscaping, refacing the existing dumpster enclosure, repairing damaged <br />sidewalks, and adding new decorative building lights. The plan also shows all existing Hampton <br />Inn signs replaced with LaQuinta signage which reduces the total square footage and eliminates <br />some non conformities; however variances are required for signage. She noted in 2007 Hampton <br />Inn had received approval for a similar proj ect which expired. Mr. Lasko clarified that the <br />amendment was to the Hampton Inn's original building plans not the 2007 plans. <br />Mr. Mitchell said the building department is working with the applicant on interior renovations <br />which include redesigning all rooms, new alarm systems, new electrical fixtures, adding a <br />laundry room, workout room and the pool house. Mr. DiFranco said storm water management <br />plans for the pool addition and detailed site improvement plans were required. <br />Mr. Phillips said the project encompasses a number of modifications to meet LaQuinta brand <br />standards and address property maintenance issues. They would like to have wall signs on the <br />north, south and east elevations. There are directional signs at the Great Northern intersection <br />and the entrance drive which will be replaced with LaQuinta signs which are shorter and less <br />square footage. The pole sign will be replaced with a masonry monument sign which matches <br />the retaining wall material. The existing retaining wall is 48 inches high, over 22 years old and <br />wraps around much of the building. The new retaining wall will be 36 inches high to meet code <br />and will be constructed with a Unilock system that is integrally colored and maintenance free. ' <br />The color palette for the building exterior includes a terracotta roof, compatible cream for main <br />walls and torchlight for the accent columns. Some new building detailing will be added. The <br />main entrance will include a new paver system which includes an 8 inch concrete curb line along <br />each side of the system and is 18 feet across. The paver system will be a Brussels block which is <br />colored throughout to withstand wear and maintain color consistency. The landscape <br />improvements are based on the 2007 minutes including the triangular area to the east. The north <br />exit will be enhanced as well as the area around the pool addition. The pool addition will be tied <br />into the building using the same color palette, with a standing seam roof and a 36 inch high <br />masonry wainscot to match the retaining wall. The dumpster enclosure will be EIFS with a 36" <br />high veneer around the base to match the building. <br />Mr. Malone asked for clarification regarding plants to be removed versus remaining. Mr. <br />Phillips said that all plants which are removed will be replaced once the retaining wall and pool <br />house is completed. Mr. Malone questioned removing the front hedges. Mr. Phillips said the <br />planter boxes which house the hedges will be squared off to become a seating area and will <br />include hedges at each end. The hedges south of the main entrance which will be removed will <br />be replaced with the same plantings shown north of the main entrance. Mr. Malone questioned if <br />the majority of the plants listed are those to be used in the east triangular area and Mr. Phillips <br />said yes. Mr. Malone said the two existing blue spruces at the south end of the site should be <br />replaced with flowering pear trees such as those scheduled for the north side. The vine maple <br />tree listed may not be available for this area so oaks, flowering pear or crab apple trees should be <br />used. The specified dogwood is also not available in the area so red twig dogwood should be <br />used. As the plant sizes are not listed he would require all deciduous trees to be planted at 2%z <br />inch caliper, the serviceberry if single stem should be 8-10' tall, if it is multi stem plant 6-8' tall. <br />The Oregon grape holly plant should be 30-36", Japanese holly at 24-30", and burning bushes <br />30-36". Mr. Phillips said pachysandra would be used in the east triangle beds for groundcover. <br />Mr. Malone said the east triangular area shows a significant amount of native and exotic wild <br />4
