Mr. Parry felt the matter should be tabled until new <br />plans were submitted so they could adequately review the proposal and make recommendations <br />on the variances. Other members agreed to table the matter until the changes were submitted <br />including the sign package. <br />Mr. Hoelter said he would like the sidewallc altered to allow pedestrian traffic from Mill Road <br />onto the site to the building and provided bilce raclcs. He suggested removing one of the top <br />parking spaces to increase the turning radius for traffic flow and suggested painted directional <br />arrows in and around the pharmacy drive through. He also suggested widening the turning <br />radius for traffic headed northwest. <br />Mrs. Meredith movecl to table CMS10-31: Giant Eagle Pharmacy of 27264 Lorain Road, <br />which was approved 5-1. <br />NEW BUSINESS <br />CMS10-33: GetGo Fuel Station; 27264 Lorain Road <br />Representatives: Phil Bishop, Echo Real Estate; Matt Majeed, MCG Architecture <br />Ms. Wenger said the project is a GetGo fuel station at Water Tower Square. The development <br />area is along Lorain Road to the west of the former Rally's site and east of the main entry drive <br />into the plaza. A small, 213 square foot kioslc is proposed which will be staffed; however, there <br />will be no internal access for customers. The fuel station access drive has been moved as far <br />north from the plaza driveway of Lorain as possible and fuel truck turning radii are shown. The <br />inature trees along Lorain will be preserved and additional landscaping is proposed around the <br />perimeter of the site which is compatible with existing plantings in the plaza. Planting sizes need <br />to be provided and lighting should meet code requirements. The plan shows outdoor storage of <br />propane, ice, and vending machines on the east and south sides of the lciosk. She recommends <br />the applicant eliminate, enclose or shield these uses from public view. The sign package shows <br />four canopy signs which require variances. She doesn't support four canopy signs. <br />Mr. Mitchell said in addition to the variances noted the photometric plan shows site lighting <br />average to be 17.2 foot candles which requires a variances for exceeding allotted average of 15 <br />foot candles. The outdoor sales items may be an issue as they must meet the required setbaclc <br />requirements as well as maintain the required sidewalk width. Mr. DiFranco said stormwater <br />quantity control currently maintaining the site through underground pipes inust ensure <br />inodifications to the system does not reduce the amount of existing storage. Post-construction <br />storm water quality is not required as less than one acre of area will be disturbed. The proposed <br />relocation of the underground 60-inch storm sewer conflicts with the 6-inch sanitary sewer.
