Meredith moved, seconded by Mr. Malone to approve CMS11-18: GetGo Convenience <br />Store of 27208 Lorain Road their proposal for a new building and site improvements with <br />the ffollowing conditions: <br />1. Applicant is to meet all Engineer comments from report dated October 14, 2011. <br />2. Mr. Malone's landscaping recommendations are to be incorporated. <br />3. Peepers - yes,Mr. ParY-y - no; <br />motion passed 4-1. <br />CMS11-19: Morris Cadillac Buick GMC; 26100 Lorain Itoad <br />Representatives: Kurt Hanson, TDA; Robert Morris <br />Ms. Wenger said the proposal includes a building addition and the construction of a new <br />dealership. The existing dealership will be expanded and renovated for Cadillac. The new <br />dealership will house Buick GMC. The proposal involves two parcels, currently under separate <br />ownership. For purposes of zoning review, the two parcels are being treated as one development <br />area. The Cadillac addition is along the east elevation mainly for service. There will be a new <br />front fagade which includes masonry and a storefront system with brushed stainless steel accents. <br />The new Buick GMC building will be constructed of white metal panel with black banding, an <br />aluminum entry element storefront system and a combination of smooth and split face block. <br />Site improvements include limited parking expansion, landscape improvements including brick <br />pavers along the entire length of the right-of-way, a new masonry dumpster enclosure, vehicle <br />display area, and new lighting. <br />A number of variances are required as is a special permit to add to a non-conforming building as <br />the existing Cadillac dealership is non-conforming. Cadillac's new canopy encroaches in the <br />front setback and a number of variances are required for wall signs. The new Buick GMC <br />requires variances for front setback and signage. The applicant proposes to expand parking onto <br />the east parcel and continue with the same front yard setback which exists on the main parcel. <br />The small increase to pavement requires variances for front and side yard setbacks. <br />Mr. DiFranco said ADA sign, brickscape, new or resurfaced pavement, site demolition, grading <br />and utilities plans are all required. Storm water control is an underground system and the on site <br />storm sewer catch basins are noted as being filled therefore the entire on site drainage system is <br />to be cleaned out. <br />3
