Ms. 1Vleredith moved, seconded by Mr. 1VYalone, to approve the development plan for <br />CMS11-19: Morris Cadillac of 26100 Lorain Road contingent upon the following <br />recommendations: <br />1. Change landscape area northeast of the vehiele display area nearest the GMC building. <br />2. Engineering requirement for cleaaaing entire on site drainage system being cleaned. <br />The motion passed 5-0o <br />CMS11-21: Ganlev Hvundai; 25870 Lorain Road <br />Representative: Randy Schaeffer, Janotta & Herner; Bob Lisy, Ganley General Manager <br />Ms. Wenger said the proposal consisted of minor site improvements, building addition and <br />renovations. About 700 square feet will be added to the existing front corner of the building. <br />The building fagade will be clad with metal panel, an entry portal will be added and the <br />remainder of the building will be painted. A new sidewallc is proposed in front of the showroom <br />which will have a minimal impact on existing landscaping. Because the building is non- <br />conforming, a special permit will be required, as well as an additional variance because the <br />building addition encroaches into the required front setback. Signage variances are required for <br />two additional wall signs and the height of the stacked signs. <br />Mr. Schaeffer said the additions will infill the existing building notches. The front of the <br />building will receive a new front fagade and a new sidewalk. He noted those items to remain <br />which included lights, pavement and landscaping. The new front fagade will be an aluminum <br />composite material. Signage will be replaced with a dealer sign, Hyundai sign and logo and an <br />additional logo over the entry door which will not be illuminated. <br />Mr. Rerko said the AMC panel should continue along the north elevation which is visible to the <br />neighboring dealership. Mr. Schaeffer said the flat roof is sloped to drain at the north end and to <br />avoid ice and water collection the system was not continued. Mr. Rerko said the panels should <br />be continued the entire length of the wall on the east and west elevations and then have some <br />type of painted band across the north elevation to tie it into the new system. The shed should <br />also be painted and cleaned up. Mr. Lisy said the shed is used to house warranty parts and will <br />be painted. Mr. Rerko said the painted bollards at the doors should be painted to match the AMC <br />panels. The precast concrete stairs and railing along the west elevation should also be painted to <br />match the rest of the building. Ms. Meredith said the front setback variance is minimal as it is <br />infilling the area to be flush with the elevation. The variance for the number of signs is to give <br />the owner dealership and service recognition. The 1 ft 3 inch height variance is due to stacking <br />the dealership sign and logo. <br />Ms.1NIeredith moved, seconded by Mr. Rerko, to recoYnmend the BZA grant a special <br />permit to add to a non-conforming building to CMS11-21: Ganley Hyundai of 25870 <br />Lorain Road which passed 5-0. <br />Ms. Meredith moved, seconded by Mr. Rerko, to recommend the BZA grant CIVISII-21: <br />Ganley Hyundai of 25870 Lorain Road variances as written based on discussions and <br />noting that the stacked sign was modified to minimize the variance, which passed 5-0. <br />5
