C-i
corner of the build.ing. Mr. Koeth questioned if the bu.ffer was a request of the residents. Mr.
Stipanek explained he held a meeting with the residents and they did not have a problem with
that boundary or border. Mrs. O'Rourke questioned the necessity of the roof lights on the
back of the building. Mr. Foerster agreed to remove the two lights on the back or the south
side of the building. Mr. Tallon opened up discussion for audience participation, but no
interest was expressed.
R. Tallon moved to recommend approval of the proposal of Bakers Square 24025 Lorain
Road, consisting of exterior re-imaging, lighting, and signage with the inclusions of the
following: all the roof accent lighting is to be removed; lower the pole on the front to twenty
(20') feet; and that the "H" fixtuxes have a full shield. The motion was seconded by R. Koeth
and unanimously approved. The clerk clarified the neact step for this proposal will be the
B.Z.D. committee of council, and Mr. Forester will be notified by telephone of that meeting
date. Mr. Forester noted originally he was under the impression that all the meetings could be
concluded by the end of Ju1y. As a result specific arrangements were made for the following:
employee vacations scheduled during the time that the store will be closed; food orders have
been canceled; and managers have been arranged to attend additional training seminars. He
noted this could really mess up the schedule if the B.Z.D. committee meeting is not called for
July or August. Mr. Foerester wondered if this commission has the authority to approve the
proposal without sending it to B.Z.D. so that the building permit can be issued and the inirial
schedule followed. Mr. Tallon stated that this commission does not have that latitude and this
must go to the B.Z.D. committee of council and then to council for final approval. The clerk
noted the chairman of the B.Z.D. committee was hoping to call a meeting prior to the August
4, 1998 council meeting. Mr. Forester questioned how he will be contacted about the B.Z.D.
committee meeting if the clerk of council is out of town for two weeks. Clerk of
Commissions Cornish agreed to contact Mr. Forester as soon as that meeting is called. Mr.
Rymarczyk noted Mr. Forester could pull the permit for the interior work only, as the inside
of the building is not subject to approval of any committee.
2) Douglas T. Fisher. NCARB (Donatos Pizza) 26170 Lorain Road
Proposal to construct Donatos Pizza parlor, located on the north east corner of Lorain
and Canterbury. If referred by planning commission June 9, 1998. Heard by: planning
commission June 9, 1998, architectural review board June 16, 1998, and board of zoning
appeals Ju1y 2, 1998.
Mr. Fisher, architect, presented the revised proposal and introduced Mr. Tyson, representing
Donato's Pizza. Mr. Tyson identified the following changes to the plan: removal of the logo
signs on the tower; signs removed from the rear pick-up window; lighting will be shielded all
the way around to prevent glare; there are zero foot candles along the perimeter of the
property; there will be a six foot tall privacy fence that will accommodate the change in grade
(slightly higher/lower as needed); and the landscaping plan has been revised. Mr. Tyson
pointed out the board on board fence was not extended all the way to Canterbury as there are
some blue spruce trees which serve as an adequate buffer. He stated continuing the fence may
detract from the abutting residential property. Board of zoning appeals granted varia.nces for
the following signs: the pylon sign (locarion, changeable copy, height, and area); excess
business signage; excess building signage; a second wall sign; and setbacks for directional
