3) Sportsman's Barber Shop, 30650 Lorain Road <br />Proposal consists of renovating the existing garage to be used as a barber shop. <br />Mr. Boccardi, architect, preseuted the proposaL He identified the property will be used for a <br />dual puipose as a residence and a business. The renovations to the existing garage include: <br />new shingles, E.F.I.S./Dryvit system, windows, a heating system, bathroom, lighting, etc. The <br />hours of operation will be from 9:00 A.M. to 5:00 P.M. daily. Lighting will only be <br />implemented on the front side of the structure. A five foot variance will be required as the <br />existing garage is five feet from the property line. Mr. Boccardi noted the bathroom will be <br />handicap accessible and tie into the existing home. Four parking spaces were provided, wluch <br />Assistant Building Commissioner Rymarczyk noted complies to the code requirements as ouly <br />two spots are needed. Mr. Boccardi advised landscaping will be presented before <br />architectural review board. Mrs. O'Rourke questioned if the facility will serve a dual purpose <br />of a residential garage and a barber shop. Mr. Boccardi clarified there would no longer be a <br />residential garage meaning the vehicle parking area for Sportsman's Barber Shop would also <br />be used for those who live in the home. Mr. Brennan questioned if the tree in the front could <br />be saved, by instead moving the parking on the east property line and creating a parallel <br />parking scenario. Mr. Boccardi agreed to comply with this request to save the pine tree. Mr. <br />Rymarczyk explained more variances would be needed as parallel parking is prohibited <br />according to the code. Mr. Boccardi suggested an alternative plan by possibly adding another <br />tree out front next to the parking spaces for the customers. Assistant City Engin.eer <br />McDermott advised a utility plan will be ueeded. Mrs. O'Rourke questioned if there will be a <br />problem with tying in the plumbing. Mr. McDermott responded if the hard surface area is <br />being enlarged. Mr. Rymarczyk confirmed the proposal does include a 75% increase in hard <br />surface area. Mr. Boccardi advised there is an existing drain in the back. Mr. McDermott <br />clarified, if there is an increase in hard surface, the developer will have to provide for the <br />additional run off. Mr. Boccardi stated he is familiar with the code requirements and Mr. <br />McDermott noted there have been recent changes to the code. Mr. Tallon questioned what is <br />directly to the west of the properiy. Mr. Boccardi identified that neighbor is a resident with a <br />sign company out the back and side. The drive area is concrete and will be extended, meaning <br />the entire parking lot will be concrete. There is one ground sign which will conform to the <br />zoning code. There were three lights on the front of the store which Mr. Boccardi identified <br />as simple A- lamps. Although not identified on the plan, Mr. Boccardi explained the fixtures <br />would be goose neck style. The colors/design of the barber shop will be white Dryvit, similar <br />to the existing house. Mr. Rymarczyk noted a variance will be needed for the location of the <br />ground sign (in the thirty-five foot triangle). In addition variances were needed for the <br />following: to have a house without a private garage; for the change of use; and side yard <br />variances for the structure/driveway. Chairman Tallon opened up discussion for audience <br />participation, but no interest was expressed. <br />R.
