The first being the height of the building, which has <br />been reduced by 5' ft. and now falls within the height restrictions of the zoning code. We <br />have toned down the building, taking it from a bright blue to a sedate green, and will keep the <br />roofing which is shingle. We have tried to pull the building down in size and presence for this <br />neighborhood The landscaping plans that were submitted today will show the neighboring <br />properties that abut Wellington. Both the east side, and the south side will be shielded by the <br />existing trees. Mr. Tallon asked if all three stories would be brick. Mr. McGettrick stated no, <br />brick will only be on the first two floors. Mr. Tallon suggested in order to achieve a solid <br />barrier between you and the surround.ing lots, bare areas will need to be filled with shrubbery. <br />We would also like to see ever greens put in to provide screening in the winter months. Mr. <br />Koeth asked how far the retention pond would be from Brookpark Road. Not from center <br />line but from the edge of the road. Due to background noise on the tape Mr. McGettrick's <br />answer could not be heard. Mr. Koeth asked is this a wet pond which will be used for the <br />overflow of tlie retention system. Mr. Krall stated it will act as a retention system with the <br />overflow discharged to undergrouud storage tanks. Mr. Tallon asked how big is the <br />underground system. Mr. Krall suggested it is roughly 25% of the overall retention required, <br />which will be roughly 8,000 cubic feet of storage. Mr. Tallon asked what is the slope on the <br />above grou.ud retention pond. Mr. Krall stated roughly 1 and 3, it is roughly 15' ft. Mrs. <br />O'Rourke asked how often the water in the pond would reach 6' feet in depth. Mr. Krall <br />suggested the retention pond will start with a certain level of water in it so we can provide <br />aeration. Within the top of the pond a 3 ft. cap will be placed that retains water, so the water <br />will rise to 3' ft., and be stored for eventual discharge into the storm water system. In the <br />event of a larger storm, such as a 50 year storm event the pond overflows into the <br />underground storage tank system The underground tanks would then discharge into the City <br />system at a very slow rate. Mrs. O'Rourke again questioned will the water in the pond be 6 <br />ft. deep all the time. Mr. Krall stated from the bottom of the pond to the top will be roughly <br />6£eet. We envision the average depth to be roughly 3:5 ft. to 4 ft. deepr. Mr. Tallon asked <br />were will the underground tanks tie into the City sewer line. Mr. Krall stated there is an <br />existing sewer line under Brookpark Road that we will tie into, which is below the grade level <br />of the pond. Mr. Tallon suggested then you will always have standing water in the pond. Mr. ' <br />Krall stated first of all the water will drain down into the pond through a series of these head <br />walls, then it is going to discharge up to a certain level. From there it discharges into a man <br />hole and then into the City. In the event there is a large storm event such as 50 or 100 year <br />storm that can't be carried by the discharge offthe headwall of the pond. It will overflow into <br />the undergrou.nd tank system to the top of it. Mr. Tallon stated then in other words, it <br />overIlows into the parking lot. Mr. Tallon asked Mr. Deichmann the City Engineer if his <br />office had a chance to look at the plans yet. Mr. Deichmann stated as these pians were just <br />received today, our office has not had a chance to review them Mr. Tallon stated the board <br />doesn't see why the whole detention system isn't just put underground. We don't like the <br />idea of it being so close to Brookpark Road, or it being right next to the parking lot, and that <br />close to the building for that matter. Mr. Krall suggested what we have tried to do is copy <br />what we have done at Butternut Square which was a combination of a pond and a detention <br />basin. Mr. Tallon stated we are not here to discuss Butternut Square. Mr. Krall asked the <br />chairman by the Code book are we allowed or permitted a wet retention in this zoning district. <br />Mr. Tallon stated you are allowed with the agreement of the engineering department based on <br />2
