In reference to what Mr. Dubelko mentioned concerning the planniug <br />and zoning code, Mr. Grindell explained this is a unique situation that warrants some deviation <br />from the current cluster requirements as the goal from the ouset in discussions was to make tlus <br />development match up to the existing Cinnamon Woods, even though the economic burden will <br />not be shared. He also requested that the city deviate from the requ.irements on unit sizes, <br />parking, and recreational requirements so as to preserve the consistency of the development. Mr. <br />Dubelko questioned if this would be all one condominium development, or two separate <br />developments. Mr. Grindell clarified they would be separately filed declarations: the existing <br />would be Cinnamon Woods and the new Cinnamon Woods South. He noted the purpose for the <br />separation, was a cost sharing issue. Mr. Brennan explained when the city recommended this <br />zoning change, they also changed the zoning requirements for the construction and it is important <br />to maintain the consistency of the overall development. He elaborated, although this board does <br />not normally deviate from the codes, in this instance it is appropriate as the zoning was changed <br />per the request of the City of North Olmsted to restrict any future development down the Cook <br />Road corridor. Mr. Brennan noted he would like to send this to: architectural review board for <br />the landscaping features; the safety department for review of the 25 foot driveways; the city <br />forester, and it would be beneficial if the developer could set up a meeting with the homeowners <br />on site with the city forester. Mrs. Farrell, at 30781 Peppermill Ct., volunteered to be the <br />contact person when a meeting can be arranged. <br />T. Brennan motioned to recommend approval of Cinnamon Woods South, based upon review of <br />the city safety department with regard to the driveway sizes and access of fire equipment; the city <br />forester for any and all tree removal that may be necessary and a permit will be required to <br />remove any and all trees; the architectural review board as far as the landscaping plan; and to <br />council with the recommendation that adjustments be made in the requirements of a single family <br />cluster district so that these homes can be constructed under the same requirements that were <br />permitted for the two family condominium district to the north. Mr. Brennan advised this will <br />not have to come back to pla.nning commission, as any recommendations the architectural review <br />board makes on the landscape plan should be complied with fully and then referred directly to the <br />B.Z.D. committee of council. The Clerk noted the next architectu.ral review board meeting is <br />scheduled for May 20, 1998 at 5:30 P.M. and notification is not required. <br />D) Developers Diversified Realtv Corp. (Home Depot): Great Northem Shoppiniz Ctr. <br />Proposal consists ofreceiving the approval ofthe new store front. <br />Mr. Barrow, developer presented the proposal for the Superstore in Great Northem Shopping <br />Center which has now, been identified as Home Depot. Mr. Barrow introduced the following <br />representatives: Mr. Scherry, the developers architect; Mr. Jacinsky; project manager; Mr. Platt <br />representing the proposed tenant; and Mr. Perisi, the tenant architect. Mr. Barrow believed this <br />superstore will be consistent with the rest of the shopping center as has been reviewed and <br />approved by the city previously. He noted Mr. Perisi has been -given a complete copy of all prior <br />minutes related to Great Northern Shopping Center and is well aware of all conditions. Mr. <br />Brennan requested a description of the materials. 1Vir. Scherry advised the materials used on the <br />Home Depot will match the rest of the shopping center which is primarily a medium colored <br />masonry unit with a light tan accent. He noted there is a darker brown band of brick which will be <br />unique to this tenant. Mr. Koeth explained some of the, orange xnaterial is fabric and some metaL <br />In order to maintain consistency, he requested that all the orange on the building be the fabric <br />material.
