Delorenzo Consolidation Plat <br />The proposal is to combine land designated as Permauent Parcel Numbers 236-20-001 <br />(partially), 236-23-017, 236-24-019, 236-24-020 into one (1) parceL Location is south off <br />Buttemut Ridge Road and abutting Springvale Cou.ntry Club on the east. Zoning is A- <br />Residence, Single entirely. <br />Mr. Delorenzo presented the consolidation plat. Assistant Law Director Dubelko noted parcel <br />236-20-001 is owned by the City of North Olmsted and contains the Springvale Golf Course <br />and Country Club property. Mr. Delorenzo argued a portion of lot 236-20-001 belongs to <br />Bonita R. Delorenzo. Being that there were legal issues involved with pertnanent parcel <br />number 236-20-001, Mr. Brennan announced the commission cannot act on that consolidation <br />at this time. Mr. Delorenzo questioned if the board would rule on the consolidation of parcels <br />236-23-017, 236-24-019, and 236-24-20 as the question was with parcel 236-20-001. Mr. <br />Dubelko advised Mr. Delorenzo can amend his request, however a new plat will have to be <br />created. He did not see a problem with consolidating lots 236-23-017, 236-24-019, and 236- <br />24-20 if it is conditional upon Mr. Delorenzo providing for the city a new plat that removes <br />236-20-001 from the plat. Mr. Brennan requested that Mr. Delorenzo identify the location of <br />parce1236-20-001. Mr. Delorenzo explained parce1236-20-001 is a large piece of property <br />that is a part of Springvale Golf Course, and the dispute area is by sand trap number 11 green. <br />He noted the sand trap was not on city property as the city bought a dedicated piece of land <br />on a side lot that did not include this piece of land. The members discussed a motion among <br />themselves. Mr. Koeth questioned what the parcel number is of the sand trap. Mr. Delorenzo <br />advised this property does not have its own parcel number, but is listed in the write up as a <br />part of parcel number 236-20-001. Mr. Bradford stated one of the parcels is under the name <br />Biddulph Inc., and the other two are in the name of the Delorenzo Trust. He questioned if <br />those properties can be consolidated when they are under separate ownership. Mr. Bradford <br />also pointed out parce1236-20-.001 was formerly owned by Biddulph Inc., prior to the city <br />purchasing the Springvale property. He wondered if the city purchased all assets of Biddulph <br />Inc. that are in the city of North Olmsted which would include parcels 236-24-20 and 236-20- <br />001. Mr. Dubelko clarified the city purchased all of the property that was said to contain the <br />Springvale property, includ.ing the bu.ildings and the golf course. Mr. Delorenzo presented a <br />copy of the plat submitted at the time the property was sold. He noted the property being <br />discussed tonight is not on the plat, therefore Biddulph Inc., retained ownership of that <br />portion of the parcel. Mr. Bradford questioned if this portion of parcel 236-20-001 should <br />have been split off prior to the city purchasing Springvale. Mr. _Brennan stated that parcel <br />number 236-20-001 will be tabled until the law department can address the legal aspects of <br />that consolidation request. <br />T. Brennan motioned. to recommend approval of a portion of the Bonita R. Delorenzo <br />Consolidation Plat and to combine land designated as Permanerit Parcel Numbers 236-23-017, <br />236-24-019, and 236-24-020 into one (1) parcel, however the commission will not <br />recommend any action• on parce1236-20-001 uuitil the law department has a chance to review <br />and conect the discrepancies with the property. It was noted a revised plat will need to be <br />submitted to the engineering department excluding parcel 236-20-001 from the plat.
