<br />commission to request that the church grant the city an easement for the purpose of cleaning <br />out the ditch. Mr. Mongello noted there are two easements existiug including a sanitary <br />easement and a storm easement. Mr. Koeth questioned the use of the muscle room and was <br />advised it would merely be an activity room for the children. The members had no further <br />questions, and Mr. Brennan opened up discussion to the audience, but no interest was <br />expressed. Mr. Brennan noted since this is a preliminary plan, they would not vote on phase II <br />or phase III until the church secures an agreement in writing from motors mutual for the <br />adclitional parking. He did not see a problem with the five foot side yard setbacks or the ten <br />foot rear yard variance as the majority of the suirounding properties are commercial and the <br />land is heavily wooded between this property and the residentialland. Mr. Brennan requested <br />that the owner provide the city access to keep the ditch clean. Next time back, Mr. Brennan <br />would like to see a photometric plan. <br />T. Brennan motioned to grant preliminary approval for phase I of Ascension Lutheran, 28081 <br />Lorain Road, a proposal to construct a building addition and refer the proposal to board of <br />zoning appeals, and recommend approval of the variance requests, phase I will then be <br />required to retu.rn before planning commission following the board of zoning appeaLs meeting. <br />Mr. Mongello questioned if this would be referred to architectural review board. Mr. Brennan: <br />stated this should come back to planning commission with all the information prior to getting <br />referral to architectural review board The clerk announced the board of zoning appeals <br />meeting is March 26, 1998 at 7:30 P.M. with planning commission following on Apri114, <br />1998 at 7:30 P.M. Mr. Brennan stated we need a document from motor cars before planning <br />commission can evaluate phase U. He announced planning commission would also like to <br />review photometrics, material samples, colors and everytlung else for phase I after the board <br />of zoning appeals makes a ruling on the variances. Mr. Rymarczyk stated an application will <br />need to be filed for the board of zoning appeals and seven additional drawings will be needed. <br />The motion was seconded by R Koeth and unanimously approved. <br />N. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1) Catherine Bennett Lot Split and Consolidation Plat <br />The proposal is to split off the rear (west) half (approximately) of land designated Permauent <br />Parcel Number 236-07-001 which fronts on Columbia. Road and join it individually to the <br />rear adjacent parcels 236-07-003, 236-07-063, 236-07-064, 236-07-065, 236-07-066, <br />236-07-067, all of which front on the north side of Arlington Lane. Zoning is C-Residence, <br />Single entirely and the proposal conforms to Zoning Code area and frontage requirements. <br />Mrs. Bennett presented the proposal and advised some of the neighbors that abut this . <br />propeity would like to purchase portions of tlris lot. She identified the locarion of this parcel <br />and noted the city cleans out the ditch through a property on Lorain Road. Mr. Brennan <br />opened up d.iscussion to the audience, but no mterest was expressed. <br />T. Brennan morioned to accept the Catherine Bennett Lot Split and Consolidation Plat, a <br />proposal to split offthe rear (west) half (approximately) of land designated Permarient Parcel <br />Number 236-07-001 which fronts on Columbia Road and join it individually to the rear <br />adjacent parcels 236-07-003, 236-07-063, 236-07-064, 236-07-065, 236-07-066, <br />236-07-067, all of wluch front on the north side of Arlington Lane.
