1997 minutes. Mr. Dotson presented a sample of the black material. Mr. Yager noted the <br />material sample had a polished finish aud requested that the architect take note that this material <br />is to have a matte finish. He questioned what type of light fixture will be utilized. Mr. Dotson <br />explained a perima pack. On the front of the building there will be two four hundred watt metal <br />halide lights. On the sides of the building there will be two 250 watt metal halide lights because <br />there is an existing pole mounted metal halide on the site. Mr. Dotson explained the accent lights <br />are located on the overhang and eight foot on center. Mr. Liggett mentioned possibly shielding <br />the wal packs and Mr. Yager noted there is not anywhere to shield the lights. The building <br />signage was discussed in detail. In comparing the proposed signage to that of a box sign, Mr. <br />Dotson explained the individually mounted lettering was preferable because it breaks up the flat <br />facade. ' Mr. Yager questioned if the monument sign is a flat,face. Mr. Dotson confirmed the <br />letters would pop out to have some depth. Mr. Yager requested some consistency between the <br />building sign and the ground sign. Mr. Zergott suggested planters to assist in breaking up this <br />blank front facade. W. Yager questioned if there would be enough depth to incorporate <br />planters. Mr. Liggett noted the sidewalk extends just to the overhang of the building, so there <br />may not be much space to incorporate planters. Mr. Zergott believed this would work if people <br />maintained the planters, however there would have to be some type of bumper so that the <br />vehicles do not destroy the plants and he also had some concern about the roof line. Mr. Yager <br />requested that the developer take nate of the following: there is a air conditioning unit with a <br />sign on the back that should be removed; brick and stone on the back that needs addressed; the <br />garbage and dumpsters should be enclosed; all comments made at the March 17, 1997 meeting <br />should be followed. Mr. Dotson noted there will be a board on board enclosure on the side of <br />the building. Mr. Liggett had a problem with the stark appearance of this building, but agreed <br />this would be an improvement on the existing building. Mr. Yager suggested incorporating <br />something that juts up and out at the entrance so that it clistinguishes the entrance on the <br />elevation. • <br />M. Yager motioned to recommend approval of Forest City Auto Parts, 23789 Lorain Road, with <br />the following comments: 1) that the entry element be identified and extenuated with something <br />that is three-dimensional; 2) the project include the building addition as proposed in March of <br />1997 includ.iug du.xupsters, garbage, air conditioning units and roof top units; 3) that the owner <br />see a copy of the meeting notes from March of 1997 regarding the staining of the brick; 4) the <br />light fixtures be accent lights and the parking lots be resolved in another manner; and 5) that the <br />black panels be matte finish. The motion was seconded by T. Liggett and unanunously approved. <br />V. NEW BUSINESS: <br />1) Cinnamon Woods, South, 28867 Lorain Road : ' <br />Proposal consists of receiving the approval for the landscaping of Cinnamon Woods South, <br />single family cluster. Heard by plauuing commission May 12, 1998 and refened to the city <br />forester to determine which trees should be saved; architectural review board for the landscaping; <br />and to the safety department to determine if the access 25 foot drives are adequate. <br />Mr. Eliott presented the proposal. Since all the architectural details for Cinnamon Woods South <br />will match the existing Cinnamon Woods, this was referred to architectural review board merely <br />to review the landscaping. Mr. Elliott mentioned the existing residents of Cinnamon Woods are <br />greatly concerned about trees, therefore they have attempted to retain as many trees as possible <br />although some will have to be sacrificed to accommodate the retention for the proposed <br />3
