Mr. Gomersall suggested the approval will be <br />contingent upon a fence being put up from the back of the house to the end of the property line, if the <br />landbanked parking is ever converted to parking places. No further questions were asked. <br />J. Maloney moved to grant J. C. Hair Design Plus, of 28813 Lorain Road: <br />Their request for variance (1123.12). Proposal to convert existing garage into Hair Salon. <br />1) A variance to have a residential dwelling unit without a garage. <br />Which is a Violation of Ord. 90-125, Section 1161.08 (A-1). <br />2) A 5' foot rear set back variance for the building. <br />3) A Z' foot 6" inch front set back variance for the building. <br />4) A 5' foot west side yard variance for parking area. <br />5) A 8' foot front yard variance for parking area. <br />6) A 5' foot east side yard variance for land banked parking area. <br />Which is a Violation of Ord. 90-125, Section 1139.07. NOTE: This is contingent upon the event the <br />landbanked parking is converted into a parking area, that a fence will be put in place along the entire <br />property line. The motion was seconded by J. Konold, and unanimously approved. Variances <br />Granted. <br />2. K.H.K. Properties, 23790 Lorain Road: <br />Request for variance (1123.12). To add an addition to the existing building. <br />The following variance are needed. <br />1) Also request a special permit (1123.11) to add to a non conforming building. <br />Special permit required ordnance 90.125 section 1165.02 <br />2) A 6' foot west sideyard variance for building addition. <br />3) A 6' foot west sideyard variance for parking lot. <br />4) A 10' foot east sideyard variance for parking lot. <br />Which is a Violation of Ord. 90-125, Section 1139.07 <br />Chairman Gomersall called all interested parties before the board. The oath was administered to Ms. <br />Kopko, and Mr. Kuper, from K.H.K Properties. Mr. Gomersall reviewed the variances being requested <br />and asked to hear the proposal. Mr. Kuper indicated the front of the building is a one story building <br />which is also attached to a two story building, that the new addition will connect to. The reason for the <br />addition is basically for the Dentist who would like to expand his office. The lot is a very narrow lot <br />which makes the building hard to expand so the new addition will be within the rear setback. Mr. <br />Gomersall suggested the board members have all visited the site and this board thinks it will improve the <br />site. No further questions were asked. <br />W. Kremzar moved to grant K.H.K. Properties, 23790 Lorain Road; their request for variance <br />(1123.12).
