Mr. Ga.reau <br />suggested the board could grant CVS the two ground signs with the understanding that they will - <br />share the ground signs with future tenants. Mr. Dragon reviewed were the signs would be placed, <br />and indicated they would prefer not to share the ground signs. Mr. Conway suggested if CVS <br />doesn't share the ground signs with the next tenants they will be before this board asking that they <br />be allowed to have two ground signs. Mr. Gomersall suggested if CVS is going to keep future <br />tenants from having ground signs then maybe this board should not allow them to have any ground <br />signs. Mr. Conway indicated ground signs would be needed but they need to accommodate multiple <br />tenants. Mr. Harvey suggested the other building may be used as his office, and the wall sign is <br />hidden therefore the ground sign is needed to direct the traffic. Mr. Gareau suggested the board <br />members make the requested ground signs plaza identification signs. This would assure future <br />tenants a reserved area for their sign requirements. Mr. Konold voiced his dislike about CVS not <br />wanting to allow another company to share their ground signs. Mr. Gareau reviewed the new <br />ordnance and indicated each occupant is allowed to put their name on the sign. If this type is <br />granted you must reserve space for new tenants. Mr. Gomersall suggested the variances could be <br />granted but when new tenants move in the signs would have to be changed to compensate and allow <br />the new tenants their required space. Mr. 1Vlaloney suggested the variance request be changed or <br />for it to be amend. Mr. Dragon asked what if CVS gives up one ground sign, that way CVS would <br />have one ground sign and who ever the next tenants for the empty building is will have a place to <br />put a ground sign. Mr. Gareau indicated if CVS doesn't share the ground signs the board members <br />could deny you everything and you would need to go to complete conformity of the code.. Mr. <br />Koberna strongly suggested he is against CVS's package because it is far to much signage. Mr. <br />Gareau indicated if you want to be the one to hog all the signage then the board can require you to <br />come completely into compliance. Mr. Maloriey suggested the board has been through this before <br />and who ever the new tenants are they are going to want equal signage just as CVS would if the <br />table was turned, therefore CVS will have to share. W. Gareau suggested the board pernut the <br />maximum footage allowed for the ground signs so both or multiple tenants could be accommodated. <br />Mr. Conway indicated they are allowed 50 feet. Mr. Gareau suggested if you only a11ow them to <br />have 50' feet they would only be able to use 25' feet of the 50' feet. Mr. Dragon suggested if CVS <br />had to divide 25' feet the sign would be to small. Could CVS be allowed to have 100' square feet <br />total for both ground signs, so each tenant will have a total of 50' square feet. If this is agreeable <br />then CVS would share with other tenants. Mr. Gomersall asked where the drive through pharmacy <br />signs would be going. Mr. Dragon pointed out on the site map were the drive through signs would <br />be placed. No further questions were'asked. <br />J. Maloney Moved to grant CVS Pharmacy; 23359 Lorain Road, their request for variance <br />(1123.12). Proposal for sign package <br />1). A 94.75 square foot variance for business use signage (1163.11 A); <br />2). A 84.5 square foot variance for business building use signage (1163.11 B); . <br />3). A variance to install 4(four) additional wall signs (1163.12 A); <br />4). A 7 foot 6 inch variance for side property setback, for ground sign #6 <br />(1163.12 B); <br />5). A variance to install an additional ground sign (1163.12 B); <br />6). A 12 square foot variance for wall sign #1 (1163.12 A); and <br />7). A 12 square foot variance for wall sign #2 (1163.12 A). <br />Which is a Violation of Ord. 90-125, Section 1163.11 (A & B); and 1163.12 (A&B) <br />"With respect to Request Number 5.)" that 50' square feet be pernutted for each ground sign with <br />previsions that a portion of each ground sign will be reserved for a future tenant or tenants.
