? e . . `O .
family plus a boat that I would like to protect from the weather by keeping it in a garage. I
have plenty of room, there is 20'ft. from tlie side of my lot to the proposed garage addition,
and the garage addition will not decrease the value of the other homes in the area. I have the
room and would like to put my vehicles away so they are not subjected to the weather. Mr.
Gomersall stated you have made no changes to what was put before us before. I tlunk it is to
much 13062'ft. if we gave everybody a garage because they have 4 or 5 cars we would have
garages stacked all over town. Mrs. Creaden stated we have a lot more property then most
people around town and the size of our house alone is bigger then most and it would not
abstract anyone's view on the street as the house is set back offthe road. All you can see now
as you drive up is the boat. Mr. Konold inquired as to what size the garage is at this present
date. Mr. Creaden stated I have a work shed that is 28' by 24', and that is directly behind the
existing garage that is 27' by 24' a total of 1,300.'ft., but the house is a big house it is over
16,000. square ft.. Mr. Shimelonis read his letter aloud to the board members. Mr. Gomersall
asked if there were any further questions. Mr. Gomersall inquired as to what Mr. Creadens
over all excess footage would be, as a variance had been granted for this before. Mr.
Rymarczyk stated Mr. Creadon would have an excess of 1362'ft. W. Gomersall, stated I
personally think it is to much of a variance request.
J. Molony moved to grant Rock R. Creadon, 29960 Broxbourne Road a 1362' square foot
variance to construct garage in excess of the 750 square foot maximum area permitted.
Violation of Ord. 90-125, Section 1135.02 (C-3). The motion was seconded by R. Goinersall.
Roll call on motion, Gomersall (No), Konold (No), Kobema (abstain), Molony (No), and
I{remzar (No). Variance Denied.
10. Raymond Goodwin, 26172 Kennedy Ridge:
Request for variance (1123.12). Request the following variances for proposed expansion of
detached garage: a two square foot variance for area of garage; and a two foot side yard
setback variance. Also request Special Permit (1123.11) to add to non-conforming building
because present masonry garage is less than fifteen feet from house. Special permit required
Ord. 90-125, Section 1165.02. Note: Paved access not shown to new garage door since it
will be used for garden equipment.
Chairman Gomersall called all interested parties before the board. The oath was administered
to William Hoose. Mr. Hoose informed the board members that he would be representing Mr.
Goodwin as he was over seas and could not get back for the meeting. I would like to add a
22'ft. x 30'ft. addition to the back of the garage, the existing garage sits to the front, and the
only exposure would be 8'ft.. Mr. Goodwin would like to have some place to store lus
gardening equipment. Mr. Kremzar asked about the incline in the back of the garage, how are
you going to compensate for this. Mr. Hoose stated we will put up a block wall as to grade.
W. Kremzar moved to grant Raymond Goodwin, 26172 Kennedy Ridge the following
variances for proposed expansion of detached garage: (1). A2-' square foot variance for area
of garage. (2). A 2' foot side yard setback variance. A Special Permit (1123.11) to add to
non-confoi7ning building because present masonry garage is less thau fifteen feet from house.
Special permit required Ord. 90-125, Section 1165.02. Note: Paved access not shovvu to new
garage door since it will be used for garden equipment. The motion was seconded by T.
Koberna, and unauunously approved. Variance Granted.
