needed. He further commented that 48-inch letters on the front of the building would let
everyone know were you are located. Mr. Self remarked that the signs were not large and
basically put in place for the people on the property. The 2 window signs are there to let patrons
know what product and service is in the building. He further indicated that he was not aware that
there was a sign in line with resident's homes. Mr. Koeth reviewed the aerial sign to show the
homes that would be affected by the lit signage. Mr. Self commented that the sign entrance
would be perpendicular and will not be seen by the homeowners. Mr. Tallon remarked that there
woulii not be that much traffic on the Porter Road and the only sign needed for that side of the
building would be a lit entrance sign. Mr. Zimmerman commented that the entrance in question
was »eeded for the phannacy. There will be quite a bit of landscaping in the area and the signage
helps to identify the entrance. Mr. Asseff suggested that all the residents.from Butternut and
Porter Roads would use the southeast entrance. Mr. Tallon remarked that the board did not have
a problem with an entrance sign that says CVS Pharmacy entrance that would be illuminated. Mr.
.%immerman suggested that could be a good solution. Mr. Self commented that the drive-thru
phai-macy sign was needed as handi cap and senior residents would be the main patrons and they
iieed to see a sign which shows them were it is located. Mr. Koeth questioned if the amount of
siQns were in compliance with the code. Mr. Conway indicated that the signage packaae was just
received prior to the start of the meeting, but just looking at what was submitted it would require
variances. Mr. Asseff commented that a brick monument sign was not needed on Porter Road,
but it is important for the entrance to be easily seen by motorist and lit in some fashion without
being intrusive to the residents. Mr. Self suggested they could mimic the front monument sign
just smaller. The sign will be 3 feet off the ground and the letters are smaller then the exit letters
anci will be non-illuminated. Mr. Brennan suggested that anyone who drives a car has to take a
basic vision test to get their driver's license, so using handi cap and seniors is not founded. If
motorists can not see the building and find the entrance with a simple illuminated entrance sign
they should not be driving. His opinion is to remove the driveway on Porter road, as it is a
residential street. Mr. Tallon suggested leaving the enter sign "G" as is with a down florescent
type light. Mr. Self questioned what was allowed by code for directional signs. Mr. Conway
indicated that he believed that 4 square feet are allowed. Mr. Tallon suggested that if the
applicants went with the suggestions the Planning Corrunission would recommend them to the
Board of Zoning Appeals for the variances needed. Mr. Self questioned if the sign on Lorain
would be O.K. Mr. Tallon indicated that the signage on Lorain would be fine, as they didn't face
residents. Mr. Hreha questioned if the existing power poles would be removed and ran under
ground. Mr. Wajtila sugaested if the power poles were outside the ride of way they could remove
them, but if they are in the right of way they can not touch them. At this point in the meeting
tllere were too many people speaking at the saine time so what was being said is not transcribed.
1VIr. Tallon commented that the board would like CVS to look into having the power poles
removed and the power lines ran under ground. Mr. Wajtila indicated that they would look into
the power poles being removed. Mr. Self suggested there would only be one delivery a week,
which would take four hours, and the trash would be minimal. Mr. Tallon reviewed that the
monument sign on south side of Porter Road entrance will be eliminated, the entrance sign on the
north side of the site will be illuminated and be 2 feet high with exterior lighting. The applicants
will illuminate the driveway entrances with landscape lighting or ballard type lighting, which is
low, and not be intrusive to the neighbors. There are 2 signs on the southeast corner of the
building that will be removed. The spaces will remain stone like the remainder of the building.
Mr. Hreha questioned if the building and walls that are shown in view number 4 going to hide an
18-wheeler when it is on the site.
