Mrs. O'Rourke <br />questioned what would be placed in the glass windows in front of the buildina. Mr. Wajtila <br />commented that the fake windows would be lit for effect but would not be used for display. Mrs. <br />O'Rourke questioned if the windows would be used for advertisement or any form of display. <br />NIr. Wajtila indicated that the windows would only be used for appearance purposes. Mrs. <br />Henson, a concerned neighbor sucrgested that she was concerned that the lit sign at the entrance <br />would not be enough. She questioned if a street light could be put in place to light up the <br />intersection, as there were quite a few children on bikes in the area during the summer months. <br />Mr. Tallon suggested the landscaped lights and ballard lights would be used to protect the <br />residents from to many lights. Mrs. Henson commented that she felt that a pole light should be <br />used to light up the sidewalks to make sure the children on bikes are safe. NIr. Tallon suggested <br />landscape type lights would illuminate about 3 feet high, which should be enough lijhting to <br />illuminate the sidewalks. Mrs. Henson questioned if the rear-buffering wall would be 3 or 4 feet <br />high. Mr. Wajtila commented that there would be a 4-foot brick wall along the south side of the <br />site. Mr. Bolman questioned if the board could recommend the utility poles be removed from <br />Decker to the other side of Butternut Ridge Road and the utility line placed underground. It <br />would help the applicants building stand out and enhance the appearance of the entire intersection. <br />Mr. Bolman indicated that he would be happy to give the applicants the name and phone number <br />of the person they would have to get in touch with, so they could get a price before they go <br />before the Board of Zoning and Development. Mr. Tallon indicated that he would make two <br />motions, as there were quite a few variances that would be needed for the site. He believed that <br />the applicants had done all they could to eliminate as many variances as they could, but the lot is <br />such that variances will be needed. Mr. Conway indicated that he would like to clarify that when <br />he determined the variances, for example the rear setback he was goinc, to the property line of the <br />single family lot that will be used for parking. He does not know what the intention of the <br />developer or the Commissions is as far as combining the 3 lots to?ether. Nor was he aware if the <br />issue had even been discussed. Mr. Tallon suggested that combining the lots had not been <br />discussed. Mr. Conway indicated that then the board was looking at the most sever requirements <br />as far as the rear setbacks. <br />R. Tallon motioned to recommend to the Board of Zoning Appeals the following building <br />setbacks, a 63 foot front setbaclc, 40 foot east side setback, 36 foot west rear side setback and <br />rear setback. Parking setbacks, front 13 feet, east side 8 feet, west side 5 feet and rear 10 feet. <br />The setback on the drive-thru 10 feet, and Lorain Road entrance 11 feet and 6 foot on Porter <br />Road entrance. The board recommends that the Board of Zoning Appeals grant the above <br />variances needed. The motion was seconded by R. Koeth and unanimously approved. Motion <br />Carried. <br />R. Tallon motioned to approve CVS Pharmacy; PP#'s 235-11-009 to 013 and 235-11-047 their <br />proposal which consists of demolition of three existing buildings and the construction of a new <br />10,125 square foot retail pharmacy. All parcels are zoned for this use except one which is <br />currently used for parking and will remain as such. The proposal will include the removal of the <br />signs on the southeast side of the building, south west side of the building and the monument sign <br />on the south side of the Porter Road driveway. The addition of landscaped type ballard lighting <br />on the driveway to illuminate it without causing undue lighting pollution to the neighbors. The <br />sign on the north side of the Porter driveway is an enter sign and the applicants can illuminate the <br />4
