Mr. Geller indicated that the delivery times would remain as they are <br />now. <br />R. Tallon motioned to approve Fish Furniture of 23770 L,orain Road their proposal which <br />consists of Facade renovation, addition and board on board fencing to match existing fence <br />aYong 1Vlarty°s Living Room rear property line. The proposal will move on to the Architectural <br />Review Board and if the Architectural Review Board requires any changes they should be <br />shown on the final plans and the proposal does not need to return to the Planning <br />Commission. The motion was seconded by R. Koeth and unanimously approved. Motion <br />Carried. In the framing of the motion the clerk announced the date and time of the <br />Architectural Review Board meeting and indicated that no further notices would be sent out. <br />3). Szarka Financial Mana eg; ment; 29691 Lorain Road: <br />Proposal consists of demolition of existing office & construction of new office. <br />Chairman Tallon called all interested parties forward to review their proposal. Mr. Taylor the <br />architect and Mr. Less Szarka came forward to present their proposal. Mr. Taylor <br />commented that the existing garage had been demolished. There will be landbanked parking <br />north of the proposed building. There is to be a 12 X 25-foot loading zone, but as our type of <br />business will not change, there really isn't a need for a loading zone. The only time a truck <br />comes in the back is to collect the trash. The new building will have two types of materials <br />used. The north and east elevation will be a tan brick and the south and west elevation will be <br />a desert sand colored vinyl siding. The asphalt slungles will be a weathered wood color, the <br />downspouts and gutters are to be a pebblestone clay color. The door trim and window trims <br />will be a tan vinyl. The vinyl shutters will be a putty color. Mr. Koeth questioned if there <br />would be any variances needed. Mr. Conway commented that the only issue would be the <br />loading zone, but it could be addressed by enlarging a parking space. There is now <br />landbanked parking.so rio parking variances will be needed. Mrs. O'Rourke inquired if there <br />would be lighting on the back of the building. Mr. Taylor indicated that there would be 3 <br />lampposts added. Mr. Tallon questioned were the landbanked parlcing would be located. Mr. <br />Taylor indicated that the Landbanlced parking would be located on the north and south end of <br />the buildings. Mr. Koeth questioned who owned the dumpster. Mr. Taylor showed the <br />members where the dumpsters would be located on the site plan and indicated that it belonged <br />to the restaurant. Mr. Koeth questioned the number of tenants that would be in the building. <br />Mr. Szarka commented that there would be 8 or 9 tenants. Mr. Tallon remarked that the <br />board would like the entire building to be brick. Mr. Koeth commented that this will be an <br />office building therefore the entire building should be brick. Mr. Szarka indicated that he <br />would use all brick. Mrs. O'Rourke commented that the landscaping looked very nice. <br />R. Tallon motioned to approve Szarka Financial 1Vlanagement of 29691 Lorain 1Zoad their <br />proposal that consists of demolition of the existing office and the construction of a new office <br />building. The entire building is to be brick and the 12-landbanked parking spaces are to be <br />shown on the site plan. The proposal will go to the Architectural Review Board and will not <br />have to return to the Planning Commission unless the Architectural Review Board requests <br />major changes. The motion was seconded by K. O'Rourke and unanimously approved. <br />4
