Motion Carried. In the framing of the motion the clerk announced the date and time of the <br />Architectural Review Board meeting and indicated that no further notices would be sent out. <br />4). The Reclirung Furniture Co.; 25151 I,orain Road: <br />Proposal consists of alteration to frorit fagade of existing building as well as interior <br />renovations. <br />Chairman Tallon called all interested parties forward to review the proposal. Mr. Brickerstaff, <br />from Ubiquitous Design and Ms. Lester from Reclining Furniture came forward to present <br />their proposal. Mr. Brickerstaff reviewed that the existing building was currently a retail <br />store and would house Reclirung Furniture. There are retail shops on either side of the <br />proposed store and the building dated back to the middle 1950's, the front facade will be <br />brought up to date. 'I'here is an import store to the west, which has blue metal roofing. The <br />store to the east has shingles on a mansard roof. There will be a minor facade treatment with <br />two masonry piers to create a focal point for the entry. The primary Furniture that his clients <br />would be selling is fairuly orientated. The two masonry piers will project out .5 feet from the <br />existing facade however it will be only 3 feet from the existing overhang of the mansard roof. <br />The piers are 18 inches by 3 feet wide, which will maintain the existing flow along the <br />sidewalk. There are existing lights in the parking lot that will be removed to alleviate traffic <br />congestion. The new front will consist of an insulated E.F.A.S. system. The new facade will <br />be 10 feet above grade to accommodate the elements. The two flanking stores will have <br />similar roofing to tie the three stores together. The dryvit system will be a sunlight color. <br />The facade will be straightened out as well as creating a new entrance. There will be lighting <br />that is required by code, but the existing pole lights will be removed. Mr. Tallon questioned <br />what the elevation of the center structure was. Mr. Brickerstaff indicated the peek would be <br />25 feet. The applicant tried to echo the height of the buildings across the street. Mr. Koeth <br />questioned were the lighting would be added. Mr. Brickersta,ff suggested that they were <br />removing lighting from the front facade. The existing light poles along Lorain will remain. <br />R. Tallon motioned to approve The Iteclining Furniture Co. of 25151 L,orain Itoad their <br />proposal that consists of alterations to the front farade of the existing building as well as <br />interior renovations. The proposal will go to the Arclutectural Review Board and will not <br />have to return unless there are major changes required. The motion was seconded by R. <br />Koeth and unanimously approved. Motion Carried. CVS Pharmacv: PP#'s 235-11-009 to 013 and 235-11-047: <br />Proposal consists of demolition of three existing buildings and the construction of a new <br />10,125 square foot retail pharmacy. All parcels are zoned for this use except one which is <br />currently used for parking and will remain as such. <br />Chairman Tallon called all interested parties forward to review the proposal. Councilman <br />Gareau Jr. indicated that he would like to review the proposal on behalf of the Landmarks <br />Commission. The Landmarks Commission has reviewed this proposal and has worked with <br />the owners to create a building we feel will foster the neighborhood. The Landmarks <br />5
