Mr. Tallon asked if the variance for the canopy is the only variance needed. <br />Mr. Wagner suggested no other variances would be needed. Mr. Brennan asked what would be <br />put on lot "B". Mr. Wagner sugaested it would be used for marketing, and presently they don't <br />have a set plan. NIr. Rymarczyk asked if the lot would be plowed, graded, and seeded before May 1, 1999. <br />Mr. Wagner indicated it would be done. The reason for this parcel split is strictly financiaL Mr. <br />Rymarczyk questioned what would be done about the ground sign once the property is divided. <br />Mr. Wagner suggested the sign would be used for both occupants. 1VIr. Brennan reviewed that the <br />cross easeinent needed for the shared parking would eliminate any side yard setback. Mr. Wagner <br />suggested Mr. Brennan was correct. NIr. Rymarczyk asked if there was any intent to continue the <br />fence. Mr. Wagner suggested at this point no, once a new tenant is found they could look into <br />having them continue the fence. Mr. Brennan asked why the change from the last time you came <br />before this board. Mr. Wagner suggested because Goodwill is not returning to the site. Triple <br />AAA indicated they wanted to put a travel agency in place, but has now backed out. Mr. Asseff <br />indicated a travel agent would be good for the lot size. NIr. Wagner indicated they are marketing <br />the lot now and would like to lease it out as soon as possible. Mr. Tallon reviewed that the lot <br />could not accommodate a restaurant as any restaurant would need variances. <br />R. Tallon motioned to send Retail Today on to the Board of Zoning Appeals, and aslc that they <br />approve the variance needed for the canopy. The proposal for the lot split of Permanent parcel No. <br />237-09-001, which has frontage on both Lorain Road and Clague Road, into two (2) parcels <br />Zonin? is General Retail Business District entirely, and each proposed parcel conforms to zoning <br />code requirements for area and frontage of General Retail requirements, and is based on the <br />granting of the variance by the Board of Zoning Appeals. The proposed lot split is contingent upon <br />variance approval. The motion was seconded by, T. Brennan and unanimously approved. 1VIotion <br />Cari-ied. The clerk advised that the next Board of Zoning Appeals meeting they could attend <br />would be April 1, 1999, and no further notices would be sent out. <br />V. CONIlVICTNICATIONS: No items. <br />VI. COIVIlVIITTEE REPORTS: No items. <br />VII. MIiNOR CHANGES: <br />Mr. Tallon asked Mr. Rymarczyk if there were any ininor changes to review. Mr. Rymarczyk <br />indicated the automotive repair place by the post office would like to put a couple of dormers on <br />the side. He believes a letter was sent out to Mr. Tallon and the time to respond was almost up. <br />Mr. Tallon suggested he had not received a letter regarding the case but had reviewed it with Mr. <br />Gareau, and would check his box again. Mr. Rymarczyk suggested the letters were sent out the 12 <br />of February and Mr. Gareau approved it, and Architectural Review Board recommended the <br />dormer be larger then what they are showing. Mr. Tallon suggested he would contact Mr. <br />Rymarczyk in the morning about it. <br />VIII. NEW BUSINESS: <br />Mr. Tallon reviewed that Pursuant to Ohio R. C. 3735.69, there is hereby established the North <br />Olmsted Housing Council to act as the community reinvestment area housing council.
