6. David Kohl; 4592 Lansing Drive: <br />Request for variance (1123.12). Proposal consists of a second detached garage. <br />The following variance is required: <br />1. A variance for a second detached garage, (1135.02 C 3). ` <br />2. An 1106sq ft variance for both detached garages total square footage, (Code permits 750sq ft, <br />applicant requests 1856sq ft), (1135.02 C 1). <br />Which is in violation of Ord. 90-125 sections (1135.02 C 1& 3). <br />Chairman Gomersall called all interested parties forward and reviewed the variances being <br />requested. Mr. Kohl, the applicant, Mr. Wagner, a neighbor, and Mr. Stramer a prospective <br />buyer came forward to review the proposal. Mr. Gomersall asked Mr. Kohl to explain why he <br />needed such a big garage. Mr. Kohl indicated that he collected cars and needed a place to store <br />them. He suggested he did not run a business from his home. Mr. Wagner suggested he was in <br />the process of selling his home to Mr. Stramer and asked if the case could be tabled until Mr. <br />Stramer took possession of the home. Mr. Wagner indicated he was concerned about the size of <br />the proposed garage and where the water would drain. Mr. Stramer suggested he was also <br />concerned about the drainage. Mr. Kohl suggested the garage would have downspouts and his <br />yard did not drain off onto his neighbors lots. Mr. Kohl suggested the garage would be 30 feet <br />from the back of the lot, and 13'feet off the side yard. Mr. Koberna reviewed that the garage <br />would be 30'feet from the rear of the lot and asked how close the new garage would be to the <br />existing garage. Mr. Kremzar asked how many cars were presently on the lot. Mr. Kohl <br />indicated there were 6 cars outside the existing garage, 3 cars in the existing garage, and 2 cars <br />that are stored in Lakewood. NIr. Kremzar asked how many cars would be stored in the new <br />garage. Mr. Kohl indicated there would be about 8 cars stored in the new garage. Mr. Koberna <br />asked if electric and gas would be added to the garage. Mr. Kohl implied that he would not be <br />adding electricity or gas to the garage, it would only house the cars that he collects. Mr. <br />Maloney suggested the garage was too large and should be reduced in size. Mr. Gomersall <br />indicated he also felt the garage would be too big. Mr. Koberna asked if there was a ditch in the <br />back of the proposed garage. Mr. Kohl indicated that there was an open ditch in the back of the <br />lot that collected water from the area. Mr. Gomersall suggested the proposed garage was the size <br />of a house. Mr. Kremzar questioned the possibility of there being a fire hazard with so many <br />cars in the garage. Mr. Kohl suggested there would not be any gas in any of the cars stored in <br />the garage. Mr. Gareau suggested the applicant should be made aware that as it stands now he <br />doesn't look like he has three votes, and he could think about downsizing the garage to see if the <br />board members would be receptive to a smaller size garage. Mr. Gomersall suggested the size of <br />the proposed garaje was too big for a residential area. He also let the applicant know that he had <br />received two letters from his neighbors, which both indicated they were against the size of the <br />proposed garage. Mr. Wagner commented for the record he was against the variances being <br />asked for also. Mr. Maloney suggested a 24' x 24'foot garage. Mr. Kohl suggested he really <br />needed room for at least 6 cars that were needed to be stored. He repeated that the garage would <br />only be used for storage. Mrs. Kohl came forward and was sworn in and asked what size the <br />board would like to see. Mr. Gomersall suggested 24' x 24' foot would be something the board <br />could live with. Mr. Kohl indicated that if 24' x 24'foot was the biggest the board would go then <br />he would go with that size of a garage. <br />J. Maloney motioned to grant David Kohl of 4592 Lansing Drive his request for variance <br />(1123.12). Which consists of a second detached garage, and that the following variances be <br />granted as agreed to: <br />1. A variance for a second detached garage, that will be 24' x 24' feet in size as agreed upon. <br />3
