Mr. Zimamn indicated that the code stated <br />that a detached structure could not exceed 200sqft. The structure will only be 5 <br />feet from the property line and he was informed that the structure will be larger <br />then what was submitted. He believes that since there is a structure currently on <br />the property an additional one is not needed. Mr. Koberna indicated that is why <br />the applicants are before this board. Mr. Zimamn suggested that the shed would <br />be bigger then his garage. Mr. Koberna questioned were Mr. Zimamn's home was <br />located in comparison to the applicant's home and where the shed would be placed. <br />Mr. Zarefoss showed Mr. Koberna on the site plan where the Zimamn's home was <br />located and indicated that the shed would be 5feet from the side yard line and <br />15feet off the rear yard line. Mr. Zarefoss indicated that at the last meeting the <br />variances were granted as submitted. Mr. Zimamn indicated that he had a notice <br />that was incorrect and that is why he was not at the last meeting. Mr. Zarefoss <br />showed the board members pictures. of where the shed would go. He suggested <br />that the Zimamn's had a structure in the rear of their yard also and that the trees <br />and rose-a-Sharon's would buffer the neighbors from seeing his shed. Mr. <br />Zimamn indicated that the code states that it is against the law to have a structure <br />more than 200sq ft. Mr. Koberna again informed the neighbor that that is why the <br />applicant is before this board to get a variance to allow him the additional square <br />footage.. The board is present to try to help all parties involved to work something <br />out that 'is suitable for everyone. Mr. Maloney indicated that he felt the applicant <br />has a deep enough yard and all other requirements have been met, so he does not <br />see why the variance should be denied. Mr. Maloney indicated that the applicant is <br />also taking care of drainage. <br />J. Maloney motioned to approve Ed & Mary Zarefoss of 28405 N. Park Dr. their <br />request for variance 1123.12, which consists of construction of an accessory <br />structure and that the following variances be granted: 1. A 300 foot variance for accessory structure (code permits 200 square feet, <br />applicant shows 500 square feet), section 1135.02 (d)(1). <br />2. A 2 foot (plus) variance for height of structure (code permits 12 feet, <br />applicant shows 14 foot (plus)), section 1135.02 (d) (3), <br />Which is in violation of Ord. 90-125, sections 1135.02 (d) (1) and (d) (3). <br />NOTE: Plans shall be drawn to scale and shall be of sufficient clarity to indicate <br />the extent of work to be done prior to issuing a building permit. The motion was <br />seconded by, W. Kremzar and unanimously approved. Variances Granted. <br />3. Frank Birkas; 23231 Bridgeport Dr: <br />Request for variance 1123.12. The proposal consists of installation of a shed. The <br />following variance is requested: a 15 square foot variance for shed (code permits <br />65 square feet, applicant shows 80 square foot) section 1135.02 (d)(1). <br />Which is in violation of Ord: 90-125 section 1135.02 (d)(1). <br />Chairman Gomersall called all interested parties forward to review the variances <br />requested.
