like to add a parking lot to the front to accommodate the home being used as an office for his <br />podiatry practice. The reason he needs the variances for the parking is that he would like to <br />have the parking area as close to the office as he can for his patients. In his line of work most <br />of his patients are senior citizens. Mr. Gomersall read allowed the requests and explained <br />what was being proposed. He questioned if there were any further questions or comments <br />from the audience or board members. Mr. Maloney commented that he thought the applicant <br />did a good job on the site and felt that the request should be granted. <br />J. Maloney motioned to jrant_Stephen Musser of 25043 Lorain Rd his request for variance <br />1123.12. Which consists of converting an existing residential structure into a doctor's office <br />including parking, handicapped ramp and that the following Variances be granted: <br />l. A 35 foot variance for building fi-ont yard setback (code requires 75 foot, applicant shows <br />40 foot) section 1139.07, <br />2. A 5.5 foot variance for building West Side yard setback (code requires 10 foot, applicant <br />shows 4.5 foot) section 1139.07. <br />3. A 37 foot variance for building setback on corner lot (code requires 50 foot, applicant <br />shows 13 foot) section 1139.08. <br />4. A 13 foot variance for parking front yard setback (code requires 20 foot, applicant shows <br />7 foot) section 1139.07. <br />5. A 5 foot variance for parking West Side yard setback ( code requires 10 foot, applicant <br />shows 5 foot) section 1139.07. <br />6. A 19 foot variance for parking setback on corner lot (code requires 20 foot, applicant <br />shows one foot) section 1139.08, ? <br />Which is in violation of Ord. 90-125 section 1139.07 and 1139.08. The motion was <br />seconded by T. Koberna and unanimously approved. Variances Granted. <br />2. Troy & Bridget Brookover; 23017 Alexander Rd. <br />Request for variance 1123.12. The proposal consists of a fence on a corner lot. The <br />following variances are requested: <br />1. Ari 18 inch height variance for 26 feet of fence 48 inches high in neighbors front set <br />back (code requires 30 inches, applicant shows 48 inches). <br />2. A variance to install 26 feet of 100% closed fence in neighbor's setback (code permits <br />50% open, applicant shows 100% closed). Which is in violation of Ord. 90-125 section <br />1135.02 (fl (1). NOTE: Existing fence between 23037 and 23017" Alexander is to be <br />removed the same day new fence is installed. <br />Chairman Gomersall called all interested parties forward to review the variances requested. <br />The oath was administered to Mr. & Mrs. Brookover the owners who came forward to <br />review the request. Mr. Brookover indicated that the reason the variances were requested is <br />so that they could keep the dog in the yard as well as the children. The home is on a corner <br />lot and the code only allows a 30 inch high fence and we would like to have a 4 foot high <br />fence. Mrs. Brookover presented a letter addressed to the board members from her neighbor, <br />which indicated that they had no objections to the fence. Mr. Maloney questioned were the <br />fence would start and end. Mr. Brookover indicated that the fence would end at the side of <br />the garage as shown in the drawing.
