NOTE: <br />A) Guest/summer home presently on parcel. <br />B) New configuration of garage would be 87sq ft smaller than present garage. <br />C) Other accessory structures include pool building 4743sq ft, and guesthouse 864sq ft. <br />D) The total lot is 61,855sq ft, total buildings are 8,015sq ft. This is a little less than 13% <br />lot coverage. <br />Which is in violation of Ord. 90-125 sections, (1135.02 D 4), (1135.02 C1) and ( <br />1135.02). <br />Vice Chairman Maloney called all interested parties forward and reviewed the variances <br />requested. The oath was administered to Mr. & Mrs. Dickson the owners, and the <br />following residents: Mr. Bees, Mr. & Mrs. Jack, Miss. Hochhauser, Mrs. Paracskar, and <br />Mr. Peterson who came forward to review the request. Mr. Maloney remarked that the <br />applicant would speak first, then the neighbors could address their concerns. Mr. Koberna <br />questioned where the house would be located on the lot. Mr. Rymarczyk reviewed that <br />there were two lots, which are not consolidated and that the property was situated in both <br />Olmsted Township and North Olmsted. NIr. Dickson showed pictures of the lot and <br />indicated that the existing shed, and picnic area as well as one of the existing garages <br />would be removed. The new garage would be placed on the opposite side of the existing <br />garage with the door height raised to accommodate a 5`'' wheel. They will also be building <br />a home on the lot, by the pool area. Clarification was given as to what part of the <br />property was in North Olmsted. Mr. Jack a neighbor indicated that he had three concerns. <br />One is how close the garage would be to his home. Second the variance notice indicates <br />the roof to be 17 feet high and the blue prints show 19feet high. The township is going to <br />give up land for the parcel. Mr. Kremzar questioned how Mr. Jack could say Olmsted <br />Township was going to do an annexation. W. Jack indicated that Olmsted Township <br />showed him plans that said they were giving up the land. Mr. Gareau indicated that he <br />was not aware of any annexations. 1V1r. Koberna questioned what the Jack's would see <br />from their home. Mrs. Jack commented that they would see the side of the new garage <br />and that the height of the garage would be higher then their home. Mr. Peterson indicated <br />that he would like to know what is going on. If the land is in Olmsted Township then why <br />does North Olmsted takes care of it. Mrs. Beess questioned what would happen to the <br />ravine neat to their lot. Mrs. Dickson assured her neighbors nothing would be done to <br />alter the ravine. Mr. Konold indicated that the board could not address the future home, <br />but he believes that the lot would be to cluttered. Mrs. Dickson indicated that the <br />guesthouse, picnic area and garage would be coming down. Mrs. Jack questioned what <br />would happen to the garden and trees presently on the lot. Mrs. Dickson indicated that <br />some of the trees would be removed and the asphalt area would be changed. Mr. Peterson <br />is concerned about the proposed new drives. Mr. Koberna reviewed that they could only <br />review the garage. Mrs. Dickson indicated that the garage needed to be moved for the <br />future home. Mr. Jack reviewed that the new garage would be shorter than the existing <br />one. Mr. Gareau questioned how big the parcel was. Mr. Dickson indicated that it was <br />about 5:9 acres. Mr. Gareau questioned what area of the parcel would be used. Mr. <br />Dickson reviewed that part of the parcel was valley so it would not be used. Mrs. Jack <br />suggested that she is concerned that the garage is going to be to close to her home. Mr. <br />Kremzar questioned why the new garage is not going to be put in the same place. Mrs. <br />Dickson commented to accommodate the future home. Mr. Maloney indicated that he felt <br />that the garage should be brought into code. Mr. Koberna indicated that there has to be a <br />better way to construct the garage and home. There is also safety concerns of gas tanks. <br />4
