J. Maloney motioned to grant Richard Castrigano of 3 852 Edgepark Blvd. their request <br />for variance 1123.12, which consists of a fence in neighbor's front setback and that the <br />following variances be granted as amended: <br />1. A variance to install 54.6 feet of 100% closed face fence, (code requires 50% open <br />applicant shows 100% closed), section (1135.02 F 1). <br />2. A 36 inch height variance for 54.6 feet of fence which is in the abutting neighbors front <br />setback, (code permits 30" applicant shows 66"), section (1135.02 F 2). <br />Which is in violation of Ord. 90-125 sections, (1132.05 F1) and (1135.02 F2). The <br />motion was seconded by W. Kremzar and unanimously approved. Variances Granted. <br />10. Braulio Roldan; 23055 Lorain Rd. <br />Request for variance 1123.12. The proposal consists of adding a sunroom to the existing <br />structure. The following variances are requested: <br />1. A special permit to add to a non-conforming building (1165.02), <br />2. A variance to enlarge a non-conforming dwelling (1165.02 B 1). <br />3. A 24 foot variance for front set back on W. 230`h St. (code requires 75', applicant <br />shows 51'), section (1139.08 A). <br />4. A 5 foot variance for rear yard setback (code requires 25', applicant shows 20'), <br />section (1139.07). Which is in violation of Ord. 90-125 sections, (1139.07), (1139.08 <br />A), (1165.02) and (1165.02 B 1). Note: the Planning Commission has referred this <br />proposal. <br />Vice Chairman Maloney called all interested parties fonvard and reviewed the variances <br />requested. The oath was administered to Mr. Mertes, the contractor who came forward to <br />review the request. Mr. Mertes indicated that the Planning Commission did not want a <br />residential sunroom, therefore it will be a glass room like the front of the building. The <br />SouthEast wall of the addition will be solid block. The addition will incorporate the <br />bathroom entrances and will accommodate the owner who is handi-cap. The proposed <br />addition would not be seen from L,orain Road. The gas pipes as well as the electric meter <br />will be moved. There will be no heat or electricity added to in the addition. Mr. Koberna <br />questioned what would need to be done since the plans have been changed. Mr. <br />Rymarczyk indicated that new prints would need to be submitted if the variances are <br />granted. Mr. Koberna indicated that the Planning Commission wanted it to be of a <br />business type room. NIr. Maloney commented that if the variance is granted it would be <br />subject to the approval of the Planning Commission. Mr. Gareau indicated that he felt that <br />the Planning Commission concerns were that the building is a business use therefore the <br />addition should be as well. Mr. Mertes commented that the dimensions that were <br />submitted this evening will not change only the materials. Mr. Rymarczyk commented <br />that the proposal would need to return to the Planning Commission with the new prints. <br />T.
