•t <br />believed it would be open 11:00 am to 11pm. Mr. Tallon questioned if the awnings would be <br />backlit. Mr. Ames answered that the awnings would not be backlit. Mr. Tallon questioned <br />were the rear of the building would be located and were the dumpster would be located. Mr. <br />Ames indicated that the rear of the building will face the mall. The dumpster will be located in <br />the rear of the building but the entire area will be screened in 100% as well as the rooftop units. <br />The building is very community friendly. Mr. Hreha questioned if the main entrance would be <br />located to the south. Mr. Ames commented that the main entrance would be located to the east <br />of the site. The door to the south is a pickup area for takeout only. Mr. Tallon questioned <br />what a drop in settlement folder was. Mr. Deichmann indicated that it is a settlement erosion <br />devise to keep the mud and stuff out of the Cities sewers. Mrs. O'Rourke questioned if there <br />would be signs. Mr. Ames questioned if a ground sign could be place in the north east corner. <br />Mr. Conway suggested that a variance would be needed. Mr. Tallon believed that a sign was <br />not needed. Mr. Tallon questioned if the building would be entirely E.F.I.S.. Mr. Ames <br />indicated that the brown on the plan would be brick. Mr. Tallon requested that the brick be <br />continued from ground to window level all the way around the building. Mr. Ames questioned <br />if the back area would need to be brick as well. Mr. Tallon answered "yes" to make it <br />uniformed. Mr. Tallon indicated that Mr. Griffith did a study and asked if Mr. Ames had seen it. <br />Mr. Ames commented that he had just received a copy of the study tonight from the clerk. He <br />has reviewed the study and agrees with some of his suggestions but not all of them. Mr. Tallon <br />read the study allowed (see study attached to the back of these minutes). Mr. Ames agrees that <br />parking spaces A, B, C and D should be eliminated and it would be landscaped. He also agreed <br />that curb cuts one (1) and three (3) should be eliminated as well. They will put a slot for <br />drainage in the landscaping when curb cut one (1) is closed. Mr. Ames reviewed that they <br />would like to keep curb cuts two (2) and four (4) as they are. Mr. Deichmann believed Mr. <br />Griffith was not saying curb cut four (4) absolutely had to be closed it could remain open. Mrs. <br />O'Rourke questioned when the project would be completed. Mr. Ames suggested that they <br />would like to have it open the first part of November if they can. Mr. Tallon questioned if <br />lighting would be added. Mr. Ames suggested that they would use what is existing. <br />R. Tallon motioned to send Bennigans Restaurant Bar & Grill of 4824 Great Northern Blvd., on <br />to the Architectural Review Board for their comments. With the inclusion of removing curb <br />cuts one (1) and three (3) and removing parking spaces A, B, C and D as recommended by the <br />traffic engineer and replacing them with landscaping. The board wants brick used from ground <br />level to window level around the entire building. They will not need to return unless the <br />Architectural Review Board requires major changes. The motion was seconded by, K. <br />O'Rourke and. unanimously approved. Motion Carried. At this point in the meeting, the Clerk <br />announced the time, date and location of the Architectural Review Board meeting. <br />5. Developers Diversified Realty (Babies R US); 26520 Lorain Rd. <br />Proposal consists of adding an additional 19,139 square foot addition to the existing Babies R <br />Us building and building a 4,500 square foot building on the south front lot. <br />Chairman Tallon called all interested parties forward to review their proposal. Mr. Fisher, <br />attorney for developers Diversified, Mr. Hough, director of development and Mr. Ports the <br />architect were present to review the proposal. Mr. Fisher indicated that the babies R Us is in <br />place and an additional 19,139 square foot addition is proposed. In addition, the parcel that <br />7
