things like that, the numbers are going to be virtually on top of each other. To the extent that <br />there is a difference one way or the other, it is 1% or 2% of the cost of the building. Depending <br />on the two products, it could be high or low. Again, we are proposing this and I think arguing <br />vehemently in favor of it because we think it is the right material to use. As representatives of the <br />owners of the mall, as representatives in partners in a since with Dillard's and with trying to <br />enhance Great Northern mall. We are trying to give it a competitive edge in the market place. It <br />is a very competitive market place in the case of Cleveland, because we know that Dillard's is <br />closing at Parma Town mall and we have seen what has happened at Severance. We have in fact <br />taken measures at a couple of our other centers Randall Park and Richxnond Town square <br />spending 10's of millions of dollars to keep those centers competitive in the market place. These <br />are the types of things we need to do to stay competitive in a very, very difficult retail market <br />place. We sincerely believe that what we are proposing is the right thing for this building. It isn't <br />cost, it is experience, it isn't stubbornness, and it isn't an unwillingness to be flexible. We have <br />tried to be responsive to the concerns on the height of the brick bay, some brick treatments at the <br />entrances, around screening areas and so forth. We sincerely believe this is the right look for the <br />mall. The right addition and the right look for Dillard's to project. As a parting thought, the <br />references to Beachwood is really not so much in terms of Beachwood as a community but <br />Beachwood place as a shopping center. Clearly, a dominant fashion shopping center in this <br />market place and a center that speaks volumes I think in terms of image. Both physically and iri <br />terms of its merchandising in the shopping experience when they go there. Mr. Tallon: I think you <br />would agree that it is totally different taste though. East Side verses West Side though totally. Mr. <br />Barker: I agree with that but I think taste is taste in terms of the elegance of a building and in <br />terms of image. Mr. Tallon: Not necessarily. Mr. Barker: With all do respect these guys know a <br />lot more about their customer and a lot more about retailing and merchandising then you or l do. <br />I will be the first to admit that. They know what is appealing and do extensive market research on <br />these things. Mr. Tallon: Again as you said because there is no difference in the cost and because <br />we are going to achieve the same look, why is there a hesitance to go with masonry then. Mr. <br />Barker: I can ask you the same thing, why is there a hesitance to let thein build the building they <br />build. Mr. Tallon: Because of what I just said, the whole shopping center is masonry so this ties it <br />in, it makes it a masonry building. It makes it look as if it is part of the community that is all. Mr. <br />Barker: I think to get an early example the issue of all your shoes are brown and all of mine are <br />black, one is not better then the other. Mr. Tallon: This is not going to be one shoe is black and <br />one shoe is brown. It has its identity brick has always been labeled the quality material, all right. <br />Mr. Barker: By whom? Mr. Tallon: By everybody and anybody. It makes it look more, it makes <br />it look richer in most peoples opinion. Mr. Barker: That is in your opinion, I don't know about <br />most people, I am not sure that is a fair characterization. Mr. Tallon: All right in my opinion all <br />right. V67hat I'm saying is because of the existing structures that this will tie it in very well, <br />everybody will be happy. It will be the same colors, the same look everything is the same the <br />E.F.I.S. will be around the entranceways, and it will be on the coping on the roof. That is where <br />the detail is, that is where you need the E.F.I.S. Mr. Barker: That has a different look, the <br />E.F.I.S. is proposed for the look. Mr. Tallon: When you are looking at a massive wall like that, <br />you are looking at a finished product. You are looking at a blank wall, the brick actually gives it a <br />little better look because the texture breaks it up a little bit. This is just a real blank look. Mr. <br />Barker: There again with all do respect those are subjective opinions, they look different and <br />personally, I'm a big fan of this. We use this extensively at the centers we are renovating today, <br />12
