L <br />a proposed expansion addition to the headquarters building. Mr. Cocco indicated that on <br />the drawing that was furnished to Planning Commission, the Architects have dotted in the <br />possible addition location of where the new building would be. He indicated that it is <br />primarily located in the existing west parking lot. In order to facilitate the construction, <br />the need for additional parking, for the displaced parking and anticipated additional <br />parking would be needed. Mr. Cocco indicated that in total there would be 886 spaces of <br />surface parking on the property. He indicated that all the parking would be curved and <br />asphalt paved similar to what is existing, and the parking lighting would match existing <br />lighting design and fixtures. He indicated that additional landscaping would be added, <br />and that has been identified on the plan showing the additional trees and islands as well <br />as around the parameter. Mr. Cocco indicated that the City Forester has visited the site <br />and the report had been given to the Board Members. He then reviewed what the <br />Forester looked at, such as the trees that would have to be removed in order <br />accommodate the additional parking, and it was acceptable to the Forrester. Mr. Cocco <br />indicated they would also be modifying the northerly approached at the end of the cul-de- <br />sac, due to the rearranged configuration of the parking and drive access. He indicated <br />that the parking area would be engineered, such that it would tie into and would be <br />similar to the underground storage retention system that was engineered for the original <br />building. That design would be reviewed and approved through the City of North <br />Olmsted's Engineering Department. Mr. Tallon questioned if the number of allocated <br />spaces was based on a two-story office building. Mr. Cocco indicated yes and that is on <br />the preliminary estimated square footage of the proposed building. They have not <br />finalized the design of the building. He indicated that they would come back to Planning <br />Commission and Architectural Review Board with those plans in the very near future. <br />Mr. Spalding questioned when the anticipated construction of the proposed building <br />would be. Mr. Cocco indicated that the intentions are to complete the two-story addition <br />within two years. Mr. Spalding questioned if there was existing mounding around the <br />parameter of the area. Mr. Cocco indicated that there is some existing mounding to the <br />west of the existing parking and they have shown new mounding that would similar. He <br />indicated that this has been moved to the west, nearer to the apartments. Mr. Cocco <br />indicated that the balance of the parameter edge of the new parking would remain <br />according to existing grades. He indicated that some of the concerns are with drainage <br />and runoff to the apartment area. Mr. Hreha questioned the comparison with the number <br />of employees and the number of parking spaces and what would the estimated change be. <br />Mr. Cocco indicated that the number fluctuates. Mr. McKinney, Director of Health and <br />Safety for Moen came forward and indicated that as far as proposed addition to staff over <br />a four-year period would be an additional 100 people. Mr. Cocco indicated that there are <br />currently 530 spaces. 1VIr. Conway questioned that there were currently 600 employees. <br />Mr. McKinney replied "yes." He indicated that over the four-year period, it would <br />increase to around 700 employees including contractors, temporaries, etc. Mr. Hreha <br />questioned how many additional spaces. Mr. Cocco indicated that the number of spaces <br />provided would be according to the judgement entry that was issued when the property's <br />zoning was changed. Mr. Conway questioned if 886 spaces would be needed. He also <br />questioned if some of the spaces could be landbanked. Mr. Dubelko indicated that he did <br />not have the judgement with him, but the landbanking could be possible. Mr. Cocco <br />indicated that the 886 spaces showing include all of the existing including the new. Mr.
