Cocco indicated that approximately 200 spaces would be removed to construct the new <br />building. Mr. Koeth suggested looking at the parking later when the building is <br />constructed. Mr. Tallon indicated that the Board would like the applicant to come as <br />close to as what would be needed and if there is excess, it could be used as green space. <br />If, at a future date, the applicants decide there is a need for more parking, the landbanked <br />area could be used. Mr. Cocco indicated that if the need comes in for additional parking, <br />they could go east to the southerly parking and use it as the landbank area. Mr. Tallon <br />indicated that the Board does not want to put 200 extra spaces that are not needed. Mr. <br />Cocco indicated that it is not the applicant's intentions either. Mr. Conway questioned if <br />what is being proposed is a firm number of parking spaces. Mr. Cocco indicated that at <br />this time, it is a proposed amount of parking spaces, but the plans have not been finalized <br />for the new building. Mr. Conway questioned if the applicants were working on a <br />judgement entry for 300 square feet per space. Mr. Cocco replied "yes." Mr. Tallon <br />questioned how many existing parking spaces are there. Mr. Cocco replied "530." Mr. <br />Tallon questioned how many new would be added. Mr. Cocco replied "256." Mr. Tallon <br />then questioned how many spaces would be removed. NIr. Cocco indicated that there <br />would not be any removed immediately, but 200 would be removed when the building is <br />built. Mrs. O'Rourke indicated that there would be an addition of 56 parking spaces in <br />the end. Mr. Tallon questioned the existing buffering of the apartments. He reviewed <br />that there would be 16 new trees on the border with a three-foot earth mound in the rear. <br />He questioned if this three-foot mound was existing. Mr. Cocco replied no that it would <br />be added. Mr. Tallon questioned if there would be any other earth mounds removed. <br />Mr. Cocco indicated that to the west there would be a mound that would be shoved back <br />to accommodate the new parking. Mr. Tallon questioned the "cutting back" of an earth <br />mound. Mr. Cocco indicated that presently in that vacant area when Moen was originally <br />constructed, there was a dump area for the topsoil, this area would be cut back to <br />accommodate grading and elevations for the new parking. He indicated that it was never <br />intended to be a buffer. Mr. Koeth questioned if the length of the mound could not be <br />extended to the length of the parking lot. Mr. Cocco indicated that there are some <br />existing trees might be lost if that were to be done. Mr. Koeth questioned if there was <br />sufficient mounding to block the double loading parking area. W. Conway questioned <br />how late the building is operational. Mr. McKinney indicated there are currently two <br />shifts. Mr. Tallon questioned the 1-foot drop in elevation from the parameter edge to the <br />parking. Mr. Koeth questioned if there were parking garages for the apartments. Mr. <br />Cocco indicated that they are parked right of the surface for the apartments. Mr. Koeth <br />questioned sidewalks. Mr. Cocco indicated that there is an existing sidewalk that runs <br />along the north side of A1 Moen Drive within the rightaway. Mr. Tallon suggested <br />continuing the sidewalk around the cul-de-sac to the front door. W. Conway questioned <br />if sidewalks are mandatory. Mr. Deichmann indicated "yes." Mr. Tallon suggested <br />placing landscaping between the trees to shield the headlights for the neighbors. Mr. <br />1VIcKinney indicated that from a security standpoint, they did not want to put too much. <br />No further comments were made. <br />Mr. Tallon motioned to accept Moen Corporate World Headquarters: of AL Moen Drive <br />PP# 236-11-009,011,018 & 236-12-010 their proposal which consists of additional <br />parking, with the following additions of landscaping and sidewalks be added.
