NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1. Root Road vacation and Lehlbach Lot Split and Assemblv Plat - Revised plan - NOTE: <br />`I'hat the proposed items in both cities of Westlake and North Olmsted and requires <br />approval by each city. North Olmsted Item: The proposal is to split permanent parcel <br />numbers 231-19-021 into two (2) sections of land, (G & H) and each section being joined <br />to adjacent Westlake property. Location is the West Side of Columbia Road, south of the <br />projected intersection with Root Road. Zoning within North Olmsted is B-Residence, <br />Single Entirely. Note: this proposal was tabled at the May 23, 2000 Planning Commission <br />meeting. <br />Chairman Tallon called all interested parties forward to review the request. Mr. Gertsma <br />came forward to review the request. Mr. Gertsma indicated that Mr. Lehlbach would like <br />split and attach the property to have access from Columbia Road to his house. Mr. Allan <br />questioned if it would be attached by a private drive. Mr. Gertsma responded that it would <br />attach to Columbia Road. Mr. Allan questioned how the property would be attached to <br />Columbia Road. Mr. Gertsma indicated that it would simply be a driveway. Mr. Gertsma <br />indicated that Mr. Lehlbach's problem is that he built his house to the rear and uses an <br />easement from the proposed Root Road. He would like to have a standard driveway to <br />Columbia Road. Mr. Tallon indicated that the property only needs one access since it is in <br />a residential area. Mr. Gertsma indicated that if another drive cannot be put in, the land <br />just sits there and nobody can get to it. He indicated that Westlake had been approached <br />to vacate their side of the land. If Westlake vacates, N1r. Lehlbach can then attach the two <br />parcels together. Right now the two parcels cannot be attached because Root Road <br />separates them. 1V1r. Tallon indicated that everyone would like to develop a property. Mr. <br />Gertsma indicated that this does not have anything to do with a development; it has to do <br />with the front yard placement. Mr. Tallon indicated that Mr. Lehlbach has a front yard on <br />Root Road. Mr. Gertsma indicated the front yard is in Westlake, which is not a full road <br />but only 30 feet. Mr. Tallon indicated that access to the driveway is on Root Road and <br />that what Mr. Lehlbach is asking for access to be on an adjacent property. Mr. Tallon <br />questioned what difference it makes where the access is. Mr. Gertsma indicated that 1V1r. <br />Lehlbach would like to sell his property someday. Mr. Tallon indicated that Mr. Lehlbach <br />has access to Columbia road. Mr. Gertsma indicated that Mr. Lehlbach is asking Westlake <br />to vacate that. Mr. Spalding questioned if North Olmsted vacated the road. Mr. (iertsma <br />indicated that North Olmsted vacated in 1978 and Mr. Lehlbach would like to request <br />Westlake to vacate their side as well. This way it would be a standard size lot facing <br />Columbia Road instead of facing just another piece of land. Mr. Tallon questioned how <br />many parcels Mr. Lehlbach owns. Mr. Gertsma pointed out the parcels owned by W. <br />Lehlbach. Mr. Tallon indicated that they are building a development. Mr. Gertsma <br />replied "no." Mrs. O'Rourke questioned if this proposal had been heard previously. Mr. <br />Spalding indicated that it had come up two weeks ago. Mr. Gertsma replied, "no."
