Mr. Koeth indicated that the blue needed <br />to go and the other colors need to be toned down. The board understands that it is a Mexican <br />restaurant but you are not competing with any other Mexican restaurant so the colors need to <br />be tone down and remove the purple. The translucent fiberglass panels will need to be looked <br />at as the proposal will go before the Architectural Review Board and he doesn't think they <br />will approve the current proposal. Mr. Allan commented that the Architectural Review Board <br />made a recoininendation on the colors and the applicants should go with what was approved. <br />Mr. Demetor indicated that they would not be goinj with past plans. Mr. Koeth strongly <br />suggested that the applicant, review the.minutes of the past approval and use those to guide <br />them with a new proposal. Mr. Dubelko suggested that the Commission could ask the <br />applicants to withdraw their proposal and return when they were ready. Mr. Rymarczyk <br />questioned if the board wanted the applicant to move on to the Board of Zoning Appeals or <br />wait until they go before the Commission again. 1VIr-. Koeth indicated that the applicants <br />would need to return to the Planning Commission before moving on to the Board of Zoning <br />Appeals. The clerk indicated that the applicants could return to Planning Commission on <br />January 25, 2000 if they submitted their proposal by January 21, 2000. No further comments <br />were made. <br />4). Dick's Sporting Goods / Cort Furniture 4700 Great Northern Blvd. <br />Proposal consists of renovating the former Giant Eagle building on Great Northern Blvd to <br />accommodate Dick's Sporting Goods store and Cort Furniture. <br />Acting Chairman Koeth called all interested parties forward to review their proposal. Mr. <br />Schill, the Architect and Mr. Green, from Dicks Sporting Goods came forward to review the <br />proposal. Mr. Schill indicated that Dicks Sporting Goods would be occupying the former <br />Giant Eagle building along with Cort Furniture. Dicks will occupy 47 thousand square feet <br />and Cort will talce the remaining 12 thousand square feet. The front fagade would be <br />remodeled from Hollywood Video to Michael's Craft store. Mrs. O'Rourke questioned if the <br />colors that would be used were consistent throughout the center. Mr. Schill indicated that the <br />green color was used throughout the center, except for Hollywood Video's. He suggested <br />that he met with Mr. Yager from the Architectural Review Board and he suggested the 20- <br />foot junction between Hollywood Video and the new stores should be addressed. A spandrel <br />glass will be put in place to separate the two buildings. Windows will be added to the north <br />side of the building, the overhang will be removed across the front of the building and <br />replaced with split face block. The copings that will be placed on the building will be green to <br />match the existing green throughout the center. Mr. Koeth questioned if new lighting would <br />be placed on the building. Mr. Schill indicated that there would be down lights placed on the <br />front of new farade. The parking lot lights will remain as they currently are now. The <br />signage will be uniformed throughout the center, the color of the signs will be lit white letters. <br />Mrs. O'Rourke questioned what type of furniture would be in the store. Mr. Schill reviewed <br />that the furniture store would be a rental store with a clearance section to sale the i-eturned <br />furniture. Mr. Koeth questioned the loading dock area. Mr. Schill suggested that the loading <br />docks were already in place and that Dick's store would have an average of 10 deliveries a <br />week the furniture entrance will be on south west end of building and they will have about 2 <br />trucks a week. Mrs. O'Rourke questioned if the dumpster area would be covered. Mr. Schill <br />indicated that there would only be a trash compactor not a dumpster. The compactor will <br />5
