T. F contractor would come up with a different price. He indicated that the Architectural Review <br />Board is here to assist and guide the applicant in what the City is looking for and how to best <br />, achieve it. The question is not how high or if there is masonry, it is a matter of how high the <br />masonry should be on all elevations. Mr. Yager indicated that the only reason this proposal was <br />acceptable previously is because the Schmidt's were having future expansions. Now that the <br />expansions are complete, the masonry should wrap the entire building. Mr. Yager questioned <br />if there would be people entering and exiting through the back of the building. Mr. Schmidt <br />indicated "no," the people still needed to come through the front door. NIr. Yager questioned <br />that the people were going to walk all the way from the back of the building to the front of the <br />building. Mr. Schmidt indicated that the purpose of the proposed addition is for practice times <br />indicating the use of the parking lot does not extend to the back of the building at this time. <br />The back parking area will be used for tournament times when people are there for three or <br />four hours at time. Mr. Yager questioned if the Mr. Schmidt was putting all this money into a <br />"practice field." Mr. Schmidt indicated that the proposed addition would be for practice and <br />game fields for Saturday's and Sunday's. Ms. Schulz questioned the new parking nearest I-480 <br />was for change of use in the future. Mr. Schmidt indicated the parking area would be used for <br />tournament purposes. Ms. Schulz indicated that Mr. Schmidt is proposing the addition with a <br />vision. Mr. Schmidt indicated he is protecting the rear of the building for the next person to <br />use. This person could cut into that wall and would not disturb the firewall. He would also <br />have 20 feet on another wall to work at a different angle. Mr. Schmidt indicated the way the <br />roofline is designed in going every 25 feet, north to south, in order for the building to be <br />shrunk if needed. Whereas if the joists ran 200 feet from, east to west, there is no way to <br />shrink a 200 foot building, giving the building another flexibility. Ms. Schulz concurs but she is <br />only making an observation that the parking is accommodating a potential change of use down <br />the road and that Mr. Schmidt had proposed that the building would be positioned for future <br />dock areas. Mr. Schmidt indicated that the building was required to have three docks for a <br />building of this size. NIr. Yager indicated that the docking was sho.wn on the site plans. Mr. <br />Yager mentioned that the stone area in the rear of the building would be used for overflow <br />parking. Mr. Schmidt indicated that the rear of the building would primarily be used for <br />pushing snow to that area to get the snow offthe blacktop since the drain is located in the rear. <br />Mr. Yager indicated he liked the idea of the extra parking in the rear in case of future change of <br />use. Mr. Yager indicated he liked the colors of the existing building and thought they were <br />effective. He suggested turning to the City suggesting that the Soccer Sportsplex wants the <br />image of masonry for the City and this fagade come right off close to the highway. W. Liggett <br />questioned what Mr. Yager meant by wrapping masonry around the building. Mr. Yager <br />questioned what point the masonry came around to. Mr. Schmidt indicated the masonry came <br />down to the firewall. Mr. Yager questioned if the masonry came all the way up the building. <br />Mr. Schmidt replied "26 feet high and it is covered with metal on the outside." W. Yager <br />reiterated the Architectural Review Board would like the masonry to match all the way around <br />the entire fagade, so that is matches the rest of the farade. Mr. Yager indicated the reinforcing <br />could be set with a control point that's called a"breakout panel." W. Schmidt indicated that <br />he has some preliminary numbers on the metal and masonry and where he stands on this <br />proposal is if he has to put masonry on the back and side wall, the addition will not happen. <br />He went on to say that the facility only generates so many dollars, it is indoor soccer and not a <br />manufacturing facility, Soccer Sportsplex employ's only two full time people and the rest are all <br />part time high school students. The team fees only bring in so many dollars, so it is a dollar and <br />cents project that can only go so far on some projects. W. Schmidt indicated he will try to re- <br />budget the addition, but it is a very sensitive subject with any project. W. Yager questioned if <br />there was firewall needed at the 50- foot point. Mr. Schmidt indicated "no," that was another <br />reason he tried to save that cost and why the building is only 192 feet instead of 198 feet. A <br />5
