brick pattern with concrete would be used. Mrs. O'Rourke questioned if there would be any <br />cars displayed around the outside of the building, as she does not want to see that. Mr. <br />Suhayda indicated that there would be no displays around the building. Behind the building <br />will be customer parking and in front will be landscaping. Mr. Corell questioned if the <br />proposal was coritingent upon the two parcels being rezoned. Mr. Halleen indicated that if <br />the two parcels that need to be rezoned are not rezoned then nothing will be done, it will stay <br />the way it is now. Mr. Corell suggested that Landmarks needed to find out if the parcels <br />were indeed in the historical district as the All Tune and Lube building was the first auto <br />dealership in North Olmsted which was 1921. It was not only an automobile dealership but it <br />served as the first fire station at the time. He would like to see the All Tune and Lube keep to <br />the appearance of the flower shop and the bank. The proposed building doesn't match what <br />was there 80 years ago but it will keep in line to what is being done across the street. All <br />Tune and Lube should keep to more of a historical appearance. Mr. Suhayda questioned if <br />the board had a photo of what the All Tune and Lube looked like when it was first built. Mr. <br />Corell suggested that he was working on fnding pictures of the original building. Mr. <br />Halleen questioned who determined what parcels are in the historical district. Mr. Lang <br />indicated that the district was established by ordinance in 1985. Mr. Halleen questioned if <br />there were specific lots that were mentioned in the ordinance of 1985. Mr. Lang suggested <br />that lot numbers were not in the ordinance. He suggested that he got the.map he was using <br />from the book that had the ordinance within it. Mr. Lang indicated that based upon what he <br />reads in the ordinance and with the help of the law department they could determine exactly <br />what parcels Mr. Halleen owns are in the district. Mr. Halleen. questioned if Mr. Gareau Jr. <br />had a copy of the ordinance. Ivlr. Lang indicated that there are copies of the ordinances in <br />Councils office, but he could not say if Mr. Gareau Jr. had a copy of it or not. Mr. Lang <br />indicated that he did not read any ordinances he was just looking for a map; and this map was <br />in the book. Mr. Halleen voiced his frustrations with the City as he has had trouble getting <br />clarification on what parcels are zoned and what is and is not part of the historical district. <br />Mr. Lang questioned if the applicants had applied for a building permit. Mr. Suhayda <br />indicated that they had applied for a permit to get the process started on May 3Td or 4t'. Mr. <br />Lang suggested that the board was within the 10-day period and they would use that time to <br />check whether or not Mr. Halleen's property is within the historical district. Mr. O'Rourke <br />questioned if the proposal had been put on the Planning Commission agenda. Mr. Suhayda <br />indicated that they were hoping to get on the next agenda. Mr. Corell questioned if the new <br />building would be blended to be in line with the look of the CVS building that will be across <br />the street. Mr. Suhayda suggested that they would try to tie into the look but it will not <br />match it exactly. Mr. Corell suggested that Council is trying to give it an old town look. If <br />the parcels were apart of the historical district, we would be looking to make sure it blends <br />with the CVS look. Mr. Suhayda suggested that the existing buildings at the corner do have <br />brick with some stone work at the top. It steps down with a parapet, which ties into what <br />they are doing with the new building. Mrs. O'Rourke indicated that it would be an <br />improvement. Mr. Barker commented that he was not sure if the board could say anything as <br />they were not sure whether or not the parcels were part of the historical district. Mr. Suhayda <br />remarked that he would like to get the boards opinion, so if they were they wouldn't have to <br />return. Mr. Barker indicated that he liked the plans, the landscaping buffers the neighbors <br />well and would be an improvement to the area. Mrs. O'Rourke reviewed were the mounds <br />would be located. She indicated that some of the Dewey residents have voiced concerns <br />about this taking place. She questioned if the proposed mounds were in the first proposal. <br />Mr. Suhayda suggested that the mounds were always part of the proposal.
