with the Domino's sign, so they want to eliminate one of those and make it one. They have the
two side signs and they want to eliminate one of those and make it one. NYrs. 0'Rourke
questioned if Domino's was leaving. Mr. Kula replied yes, Domino's was leaving. They are
proposing three total signs, one on the side of the building, one across the front, and keeping one
ground sign. Mr. Tallon indicated that he thought the Lorain Rd. sign would be the most
important. The side sign is really just for the neighbors and didn't believe it was necessary. He
questioned if this sign on the parking lot side was illuminated. Mr. Kula replied yes. Mr. Tallon
recommended not granting that variance (6 & 7), so they will only have the signs on Lorain Rd.
Mr. Hreha questioned if the board was recommending that they have green space and
landscaping on wither sides of the pads. Mr. Tallon replied yes, the 35 ft. ft. setback will be all
landscape basically and then the pads will be inserted. Each pad can have two cars, but he would
need to double check if it is one or two. Mrs. O'Rourke questioned the lighting on the pads also.
Mr. Tallon indicated that they would have to re-do the lighting to fit into the vehicles. Since the
vehicles are isolated, there is no need for a million watt lighting. They can use ground lighting
like the other dealerships along Lorain. Mr. Hreha indicated that since landscaping is going in
up front, there will need to be and underground irrigation system. Mr. Spalding indicated that
those spaces along Dewey and Porter should be landscaped and irrigated also.
R. Tallon motioned to recommend the following decisions on the requested variances to the
Board of Zoning Appeals from the Plamling Commission for the Halleen KIA proposal located
at parcels #232-10-025, 232-10-024, and 232-10-023.
Special permit to add to nonconforming buildings. (Grant)
1) A 45 ft. variance for building front yard setback Porter. (Grant)
2) A 45 ft. variance for building front yard setback Lorain. (Grant)
3) A 63 ft. variance for parking display of inerchandise on Lorain. (Deny) In its place they are
recommending a 35 ft. setback landscaped green are with approximately three cars pads in
there to allow for display of three or four cars with ground lighting as the City has done with
other dealership on Lorain Rd.
4) A 65 ft. variance for parking display of inerchandise on Dewey. (Deny)
5) A 66 ft. variance for parking display of inerchandise on Porter. (Deny)
6) A variance for second wall sign. (Deny) The sign should be placed so it faces Lorain.
7) A 6 inch variance for height of sign-side wall. (Deny) As (6) should be denied.
The motion was seconded by S. Asseff and was unanimously approved. Motaon Carried.
R. Tallon motioned to table Halleen KIA of parcels #232-10-025, 232-10-024, and 232-10-023
until the next meeting or until the developer has returned with revised plans with all
recommendations incorporated.
