Mr. Tallon reviewed the boards site plan recoinmendations. 1) The elimination of the driveway <br />on Dewey. 2) The extension of the mound (over proposed drive -(24 ft.)) down to the parking <br />space on Dewey. 3) The elimination of a tripod pole and replace with a single pole (250 watt <br />light) right there on Dewey. 4) Elimination of the tripod pole on the corner of Lorain and <br />Dewey. 5) Of the next three poles (from Dewey to entry drive on Lorain) eliminate one and <br />space the two out to cover the display spaces. 6) Elimination of one of the poles on the other <br />side of the driveway. 7) The three front (Lorain) light poles are to be 400 watt high pressure <br />sodium. 8) All other light poles should be 250 watt high pressure sodium and poles should be <br />10 ft. with 2 ft. bases (not to exceed 12 ft. from surface of ground to lens of the fixture). 9) <br />There will be cutoffs on all the light fixtures on the property. 10) A 6 ft. board on board fence <br />on top of the mounding all the way around the A& K building to the back corner of the All Tune <br />& Lube building. Will go to Forester to see if mound will sustain the plantings they are <br />proposing and if the fence will or will not work out on top of the mound. 11) Drainage <br />drawings are to be submitted for approval by Engineering. 12) The paint is to be specified and <br />proven to adhere to the old buildings in the rear. <br />Mr. Dubelko questioned if the there weren't variances to be discussed. Mr. Rymarczyk replied <br />yes. The board members reviewed the variances. Mr. Tallon questioned what the special permit <br />to add to nonconforming buildings was for. Mr. Rymarczyk indicated that they are adding a <br />canopy over the entrance of the All Tune & Lube building (#2) and entry over the KIA building <br />(41). Mr. Tallon indicated that the 63 ft. variance for parking display of inerchandise on Lorain <br />Rd., code permits 75 ft., was his favorite variance. He recommended that they eliminate all the <br />auto display in the front and move it back to the 75 ft. and install cement pads for displaying cars <br />on like the board had Dodge and Motorcars do. Mr. Dubelko indicated that it was the boards job <br />to recommend to the Board of Zoning Appeals. Mr. Tallon indicated that he was making a <br />recommendation. Mr. Rymarczyk questioned how close the pads could be to the right-of-way. <br />Mr. Dubelko indicated that the board might want to frame it in terins of requesting that the Board <br />of Zonina Appeals do it as it has been done for other dealerships up and down Lorain. In the <br />past there was a 50 ft. setback and the City changed it to 75 ft., but a lot of times the Board of <br />Zoning Appeals would grant a variance to park maybe within 35 ft., but would require solid <br />green with a couple pads. Mr. Tallon agreed. He then recommended not allowing the 65 ft. <br />variance for parking display of inerchandise on Dewey. Mr. Spalding agreed with not allowing <br />the 5 spots along Dewey. Mr. Tallon questioned the display of inerchandise on Porter. Mr. <br />Rymarczyk indicated that is was for everything shown there. Mrs. O'Rourke questioned if it was <br />in front of where the new canopy would be on the All Tune & Lube building and along the side <br />of it. Mr. Rymarczyk replied yes. Mr. Tallon questioned how those parking spaces could butt <br />up against the property line. Mr. Suhayda indicated that there are a few easements in that area. <br />Mr. Tallon questioned if Mr. Dubelko had seen this. Mr. Dubelko replied that it doesn't appear <br />to be very workable. Mr. Tallon recominended against granting that variance (5) also. He <br />questioned the variance for a second wall sign. Mr. Rymarczyk explained that there were <br />currently two on the KIA building and one along Lorain and one on the turn around (west <br />elevation). In this case the sign facing Lorain is the secondary wall sign. Mr. Tallon questioned <br />if it wouldn't be more beneficial just to have the one on Lorain Rd. as opposed to the one in the <br />parking lot. He noted that the sign was in the back of the parking lot and recommended against <br />granting that variance (6). Mrs. O'Rourke noted that the board would be against the next <br />variance (7), seeing that they didn't want variance (6) granted. Mr. Tallon questioned if they <br />could pick one sign to keep which one would it be. Mr. Kula indicated that they currently have <br />two ground signs and they want to eliminate the one shown in the plans. They have the one <br />ground sign is approximately 200 to 250 ft. from the building. Then they have a front sign along <br />9
