Lot Consolidation for CVS Pharmacv, 27713 Lorain Road: <br />The proposed consolidation of Permanent Parcel Numbers 235-11-009, 010, 012, 013, 046 and <br />047 on Lorain Road. One of the conditions of approval by the Planning Commission for this <br />new pharmacy was that the seven (7) lots occupied by the pharmacy be consolidated. <br />Chairman Tallon questioned if anyone was present to represent the pharmacy. The pharmacy <br />attorney raised his hand in the audience and stayed seated. The board reviewed the lot <br />consolidation site plans. Mr. Tallon questioned if sublot 230 was not part of the developinent. <br />Mr. Deichmann replied that it is. It is permanent parcel number 235-11-047, Mr. Tallon <br />indicated that it wasn't Z'd tooether on the plan. Mr. Deichmann suggested that the Z's are <br />previous consolidations. That is the way this surveyor does it. Currently there is sublot 227 <br />which is Z'd with a small strip to the east of it and then you've got sublot 226 and then sublot 225 <br />and sublot 224 which is Z'd with a small strip to the west of it. Sublot 223 is Z'd with several <br />smaller parcels and sublot 230. All of these are being combined, which the dashed line indicates <br />in this case. Mr. Tallon questioned if everything here would be together when they are done. <br />Mr. Deichmann replied that he was correct. Mr. Tallon invited anyone with questions from the <br />audience forward at this time. Nobody came forward. <br />R. Tallon motioned to approve the lot consolidation plat for CVS Pharmacy of 27713 Lorain Rd. <br />as subinitted. The motion was seconded by K. O'Rourke and unanimously approved. <br />Approved. <br />3. Lot Split and Assemblv Plat for North Olmsted CollisionLube Shop 28401 Lorain Road: <br />The proposed is to split off the rear (south) portion of Permanent Parcel Number 234-24-002 and <br />join it to Permanent Parcel Number 234-24-003 which abuts on the West. Location is the south <br />side of Lorain Road west of McKenzie Road. Zoning is Retail Business, General entirely and <br />neither proposed sublot's conform to the Zoning Code requirements for frontage. Proposed <br />sublot "B" does not conform to the area requirements. <br />Chairman Tallon questioned if anyone was present to represent the Collision Center. Ron Mills <br />came forward on behalf of the applicant. Mr. Mills indicated that they had originally submitted <br />some plans and Mr. Conway had asked for the surveyor to add a reference to a right of way. So <br />he passed out new plans for the board meinbers review. Mr. Mills indicated that there is a grassy <br />area behind the Lube Shop. The owner of North Olmsted Collision Center got wind that the <br />Lube Shop had no plans for that grass area and would be willinc, to sell it. They contacted thern, <br />arrived at apurchase price, and came up with a contract. When contiguous property comes up, <br />the thing to do is grab it if you can. At some point down the road there might be a proposal to do <br />soine parking there. That is the only thing at this point that is being souDht. At this point they <br />are just looking to buy the piece of land and consolidate it with the North Olmsted Collision <br />Center. He realized, after talking with Mr. Conway, that there may be two topics they need to <br />address with the Board of Zoning Appeals. Those being the setback requirement, because the <br />blacktop comes riaht up to the property line and then the concentration or density issue on the <br />existing Lube Shop property. These issues didn't seem Iike they were going to be a stopper, so <br />that is why they are here to see if the commission would consider granting approval to this <br />subject to the actions of the Board of Zoning Appeals. Mr. Tallon questioned if Mr. Mills could <br />come forward and show the commission exactly where they would put the future parking. Mr. <br />Mills indicated that the parcel closest to the Lube Shop and to the east of the Collision Center is <br />the one in question. Dependinc, upon what the requirements would be for black topping and <br />setbacks, they can get anywhere from 15 to 19 parking spaces in there. Obviously they would tie <br />2
