Olmsted, they are just down sizing. The cape cod and ranch elevations are the next size up, which <br />are 1650 square feet. There was a brief discussion about limiting the percentage of small units to <br />25%. Mr. Conway suggested that he did not want to be put in a position were he would have to <br />police how many small condominiums are built. Mrs. Priestas reiterated that the size of the home <br />that they are asking for is what the residents want. <br />R. Tallon motioned to table Hennie Homes until the next regularly scheduled meeting when they <br />will present new plans showing sidewalks, guest parking spaces and the smaller homes including <br />the sunroom dotted in on the site plan. The motion was seconded by K. O'Rourke and <br />unanimously approved. 1Vlotion Carried. <br />"NOTE DLTE TO A'I'ECHNICAI. ERROR SP1aIVGVALE'S PROPOSAL IS <br />'I'12ANSCRIBEI3 k'ROM THlE CI,ERK5 1VOTES". <br />2. SprinQvale Golf Club; 5871 Canterburv Rd. <br />Proposal consists of phase #2. (New Clubhouse) <br />Chairman Tallon called all interested parties forward to review the proposal. Mr. Young, the <br />manager for Springvale, and Mr. Bouschard, the architect, came forward to review the proposal. <br />Mr. Young indicated that the plan for Springvale is to build a riew clubhouse. Mrs. O'Rourke <br />questioned if the new area is where the existing grill area is now. IVIr. Bouschard commented that <br />the.existing clubhouse did not have a good entrance and really had no presence. People wishing to <br />golf do not know where or how to get into the clubhouse. The City would like to create a new <br />entrance for the clubhouse. The addition will be 3,100 square feet, and will be much more <br />welcomino, of an entrance than what is currently in place. Currently, the entrance is in the rear <br />and the addition will bring it forward. There will be upper and lower level seating in the <br />clubhouse, which will accorrunodate groups. As there will be multi-level seating in the clubhouse, <br />a plan to accommodate the handicapped is being worked out. Mr. Young suggested that if there <br />is an event in the ballroom, the rooms would be closed off from each other. If the handi cap <br />bathrooms are needed it will be a management issue. Mr. Tallon questioned if the ballroom would <br />be removed. Mr. Bouschard indicated that all levels of the new addition would be handi cap <br />accessible and reviewed how the different locations would be reached by a handi cap person. <br />There will be a storage area as well as a kitchen in the new addition. The ballroom will not be <br />touched and a 2-hr. firewall will be used were the two walls meet. The tiered seating allows the <br />patrons to look out over the pond and the golf course. Mr. Tallon questioned why a ramp instead <br />of a step was being used in the clubhouse. Mr. Bouschard indicated that the required amount of <br />slope needed for a ramp would not leave much room for tables. Mrs. O'Rourke questioned what <br />materials would be used. Mr. Bouschard indicated that there would be brick along the bottom of - <br />the new addition and then changed over to using wood shingles. There will be a new roof, which <br />will be continuos throughout all the buildings. Mrs. O'Rourke indicated that Landmarks would <br />like to see Springvale Ballroom marked as a historical building. She requested consistency <br />throuahout the buildings. Mr. Bouschard suggested that the Ohio Historical department states <br />that the addition has to be slightly different. Mr. Hreha suggested having more retail space. Mr. <br />Young indicated that this is only a green shop. They only handle a few items such as shirts, balls, <br />tees, and things of that nature. Mr. Koeth questioned if the entrance would create a traffic jam <br />3
