cement siding with the same existing lap on the new addition. The shingles will also
match the existing shingles, which are gray. Anderson windows would be installed
with a vinyl outside and wood on the inside trim. He then indicated that not all of
the trim boards on the existing building are white, but they plan on going in and
making all trim boards white on the building. The office entry is in the rear of the
building. There is an entrance to the building closest to Lorain Rd. that has an
existing handicapped ramp. That ramp will be removed and it will be placed in the
rear of the building so it is closer to the elevator. Mr. Liggett questioned why the
plans only depicted trim boards around the windows of the new addition and not
around the existing windows. Mr. Riiel replied that he was only looking at doing
work on the addition when he drew it up. Mr. Liggett indicated that even if they
just put trim around the windows on the north, west and south side it would really
help the appearance of the building. Mr. Zergott questioned the dumpster. Mr.
Riiel indicated that it would be in a 6 ft. tall board on board enclosure to match the
existing wooden fence along the rear property line. Mr. Zergott questioned if the
gates would be reinforced. Mr. Riiel indicated that they would be. Mr. Zergott
then questioned if the garbage truck would be able to get to the enclosure. Mr.
Riiel replied that the dumpster is on rollers and their garbage is only taken about
once every two weeks. N1r. Zergott commented that he was not thrilled with their
landscape layout. The front area is the only landscaping they can have, but with
their selections of plants it will be plain or bare for six months out of the year. All
of the dalalies are going to die down. On the east side of the new steps they show 6
burning bushes. Take out about three of those and replace them with ilex glabra
again and then you'll have evergreens. In the west bed they should replace the
evergreen (TH WI) with a crab apple.
T. Liggett motioned to approve Lorain Point Building at 24693 Lorain Rd. with the
following recommendations: 1) Trim around the windows with the white trim as
indicated an the new addition to continue axound the existing building (possibly go
down tlie east side of the building as well). 2) Landscaping revisions as per Mr.
Zergott's recommendations. Replace half of burning bushes with ilex and in west
bed reinove TH WI and put in crab apples. The motion was seconded by K. Schulz
and unanimously approved. Motion C'arried 5/16/01.
2. Fieldstone DevelopmentS!L 11 Industrial Pkwv
The proposal consists of a multi-phase, multi-tenant office warehouse facility to
match the current facility on the adjoining lot. Note: Planning Commission
reviewed this proposal on 3/13/01and 4/24/01. Board of Zoning Appeals granted
variances on 4/5/01.
Chairman Zergott called all interested parties forward to review the proposal. Tony
Cerny, the architect, came froward to review the proposal. Jeff Hainmerschmidt,
the owner., was also present. Mr. Cerny indicated that they are proposing a multi-
tenant warehouse that is to match the existing Fieldstone building on the next lot
over. Since it is to match the existing Fieldstone building they plan on using all of
the same materials as the existing building. Because of the size of the project, the
Building Department requested that they show the different phases of the project.
Ms. Schulz questioned if they would landscape the area that is not built on yet
during these phases. Mr. Cerny indicated that they would have to grade the whole
area of where they plan on constructing and re-seed after that. So, there probably
2
.. ?. ?.
,
?.
?
