something readable from Lorain. The second and third variance has to do with the other tenant in the '
same building. That tenant has 4 signs and they put the lot and the building over the allowable limits.
Mr. Petro would like to have his tenant handled on an individual basis. The last request deals with the
roof line. He said the fascia is slanted and he referred to the drawing. Mr. Conway asked for more
information on the size of the letters. He asked why "Tanning" has to be 24 inches. Mr. Petro
explained the tenant wants it to stand out more. Mr. Conway said it has nothing to do with seeing the
sign from the road. 1t is just what the tenant wants. Ivir. Petro said they do want it bigger but it does
have to do with visibility. Mr. Conway. said if "Sante Fe" is sufficient at 12 inches, he does not
understand why the term "Tanning" can't be 12 inches tall. He said the board needs to look at the code.
Mr. Petro indicated the tenant is not opposed to adjusting the signage. He said the smallest they can
really go on "Sante Fe" is 10 inches and if they go to 18 inches on "Tanning" it would bring them down
to 31 square feet. Mrs. Sergi asked if the brackets on the building will stay. Mr. Petro said the wall
sign will come off. Everything will be brand new. Mrs. Sergi inquired about the entire storefront
signage. Mr. Petro said the entire storefront is 31 ft. 9 inches. He said the width of their sign is 18 ft. 9
inches. Mrs. Sergi commented they want one big sign as opposed to 2-3 signs. She asked if anything
would be put out by the street. Mr. Petro replied nothing will be put there. Mr. Maloney said with the
"Sante Fe" being 12 inches it would be easy with the lighting to squeeze that to 10 inches, and the
"Tanning" could be taken down to 18 inches instead of 24. 1VIr. Petro indicated he has an alternate
drawing. They reviewed the drawing. Mr. Konold pointed out that the key word is "Tanning." Mr.
Petro said if they went with 12 and 18 inches, it would put them at a square footage of 36 square feet
for the total sign and the code permits 31.75. He would be 4 1/4 over. Mr. Maloney suggested that the
building department handle the calculations and said they can approve it based on what Mr. Petro has
presented. They will go with the 12 and 18 inches. Mr. Conway said Mr. Petro will have?to reduce the
width so it looks right. Mr. Petro submitted the new drawing, which is not to scale but has all the
dimensions on it. Mr. Conway asked Mr. Maloney to initial the new drawing and said the building
department will make the re-calculations.
J. Maloney made a motion to -grant Sante Fe Tanning of 26834 Lorain Rd. the request for variance
(1123.12), which consists of installing a sign and that the following variances be granted with the new
drawing showing "Sante Fe" at 12 inches high, 7 ft. 4 inches long, and "Tanning" at 18 inches high and
12 ft. long, and that the following variances be granted as amended:
1. A 4.25 square foot variance for a wall sign larger than code permits on an individual unit (code
permits 31.75 sq. ft., applicant shows 36 sq. ft.), section (1163.24 (c)).
2. A 48.4 square foot variance for total square footage of signs on a lot (code permits 141.6 sq. ft.,
applicant shows 190 sq. ft.), section (116124 (a)).
3. A 59 square foot variance for total square footage of signs on a buildina (code permits 83 sq. ft.,
applicant shows 142 sq. ft.), section (1163.24 (b)).
4. A 4 inch variance for a wall sign projecting too far from the structure it is mounted to (code
permits 14 inches, applicant shows 18 inches), section (1136.27 (b)). The motion was seconded by
N. Sergi and unanimously approved. Variances Granted as amended.
16. Dillards: 649 Great Northern Mall (WRD-4)
Request for variance (1123.12). The proposal consists of signage.
The following variances are requested:
1. A 4 foot variance for excessive height of wall sign (west elevation).(code permits 4 ft., applicant
shows 8 ft.), section (1163.27 (c)).
2. A 4 foot variance for excessive height of wall sign (south elevation) (code permits 4 ft., applicant
shows 8 ft.), section (1163.27 (c)).
3. A 4 foot variance for excessive height of wall sign (east elevation) (code permits 4 ft., applicant
shows 8 ft.), section (1163.27 (c)). 12
